Provide a copy of the last approved site plan. Additional comments may be forth coming. The following comments are based on Development Standard 2-01.0: 1. D.S. 2-01.3.3 Provide the development package number, DP12-0115 adjacent to the title block on all sheets. 2. D.S. 2-01.3.7.A.4 Revise General Note 3 to reflect the correct subject to section 3.5.2.9.A for General Merchandise Sales and add Vehicle Rental and Sales "31", subject to: Sec. 3.5.9.5.A and .B to the note. 3. D.S. 2-01.3.7.A.4 Under "Site Development Plan Data, Development Designator" add the use General Merchandise Sales and correct the subject to section 3.5.2.9.A and add Vehicle Rental and Sales "31", subject to: Sec. 3.5.9.5.A and .B. 4. D.S. 2-01.3.9.H.2 The proposed façade is located within the future sight visibility triangles, as Development Standard Modification Request (DSMR) may be required. See Engineering comments. 5. D.S. 2-01.3.9.H.5.a The provided vehicle parking calculation is not correct. Unless the indoor storage area is a separate use under a separate C of O the vehicle parking calculation is based on 1 to 200 of gross floor area. Provide a copy of the last approved site plan, see comment 1. 6. D.S. 2-01.3.9.O Per LUC Section 3.2.6.5.B and Table 3.2.6-I, ADT of 1,000 or greater the required setback is 21' or the height (H) of the proposed exterior building wall measured from the back of future curb. As a perimeter street setback dimension to the back of future curb was not provided the setback cannot be verified. 7. D.S. 2-01.3.9.O The setback called out under Keynote 22 does not appear to be correct. Per Section 3.2.6.5.B and Table 3.2.6-I, ADT of 1,000 or greater the required setback is 21' or the height (H) of the proposed exterior building wall measured from the back of future curb. Based on the height provide on the plan the required setback would be 26'-6". Provide building elevations so that the required setback can be verified. 8. It appears that the proposed façade remodel is located within the future right-of-way (ROW), either design to meet the future right-of-way or provide a future site plan that demonstrates how the site will function if the ROW is taken. Please address the following review comments prior to the next submittal. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. List the following note on all development package documents: "No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Development Standard 3-01.0." Therefore a DSMR will be required if the design is left as is. 3. The location and amount of curb cuts on First Ave., especially the curb cuts west of the building, may suggest to drivers that parking is allowed in those areas which will have to back out onto First Ave in order to leave. Backing out onto a MS&R Collector Street is prohibited. The City of Tucson is requesting that the curb cuts be closed leaving the 36'-10" driveway remaining.
