| 09/17/2012 | RONALD BROWN | ZONING HC | REVIEW | Denied | 1. At the existing marked crossing headed south to the existing building, delete the two detectable warning strips in the side walk and provide one detectable warning strip in the landing of the side walk just prior to the edge of the asphaltic paving, in the direction of travel as required by ICC A117.1, Section 406.12 and 13. 2. Delete the accessible route from the accessible aisle to the curb ramp. This cannot occur in the 24' wide space required for the PAAL. Reference zoning comments. a. Relocate the curb ramp to the side of the accessible aisle. Make it a sidewalk curb ramp like the one designed for the loading zone except closer the the north curb. No need to provide a detectable warning strip here as the aisle is a safety zone. 2. The accessible route and marked crossing from the accessible parking aisle to the existing route to Oracle Road r.o.w and the rest of the shopping center does not work. a. An accessible concrete sidewalk route must be provided to the front entrance. The accessible aisle is not a concrete accessible route, it must be an accessible aisle for the accessible parking space. b. The accessible route may be 4'-0" wide as per LUC requirements. Verify with the zoning reviewer. c. As per ICC A117.1, Section 502.4.1, the accessible aisle may adjoin the accessible route, not be replaced by the accesssible route. 3. AS per ICC A117.1, Section 406.12, the detectable warning strip may be only 24" deep. Revise all the detectable warnings strips to this depth requirement. 4. At notes 19 and 20, Sheet 3 of 10 and detail 2/3 of 10, replace the ADA references with ICC A117.1. 5. At detail 4/3 of 10: a. Delete the two 5'-0" minimum height requirements. b. Provide a "Van Accessible" sign. 6. Insure all accessible route slopes comply with ICC A117.1, Section 403.3, 5% max running and 2% max cross. 7. At details 2, 3 and 4/4 of 10: a. Replace all ADA references with ICC A117.1 and appropriate ANSI sections. b. As per Section 406.12, 13 and 14, detectable warning strips need be only 2'-0" in depth and positioned in the direction of travel. END OF REVIEW |
| 09/18/2012 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: DP12-0112 4105 N. Oracle Rd Development Package TRANSMITTAL DATE: 09/18/12 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-01.3.2.E. Include in the page numbering the landscape pages as well. Should be numbered 8 of 10, 9 of 10, and 10 of 10. 2. DS 2-01.3.3 This project has been assigned case number DP12-0112. Place this number near the lower right corner of all sheets. Has not been added to the landscape plans. 3. DS 2-01.3.7.A.6.a Revise SE condition number 21 to read as per the condition is written. 566 parking spaces not 10 parking spaces. 4. DS 2-01.3.8.B All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Provide recording information for the 15' water easement. 5. DS 2-01.3.9.H.5.d Provide the location of the short term bicycle parking spaces. Review LUC Sec. 3.3.9 and comply with details showing size of the spaces, type of racks or enclosures, access aisles, location, etc. Provide a detail of the short term bicycle parking space(s). Clearly indicate the required 2x6 parking spaces, distance from the wall, the 5' access aisle. On detail 12 on sheet 6 of 10 it is indicated as multiple racks. If used as indicated the minimum distance between racks is 4'. FYI: A single rack can provide parking spaces for 2 bicycles. Since only two are required it is possible to provide only one rack. If one rack is provided, change the number of provided bicycle parking spaces in the calculations. 6. DS 2-01.3.9.R The indicated pedestrian circulation path connecting to the north end of the handicap access aisle cannot be located within and parallel to the PAAL. Revise. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 |
