The following comments are based on Development Standard 2-01.0: 1. This comment was not fully addressed. Provide the Section, township, and range; section corners. D.S. 2-01.3.4 The location map shown on sheet CV does not meet the requirements of D.S. 2-01.3.4. Review D.S. 2-01.3.4 and provide a location map on the cover sheet for the development package. 2. This comment was not addressed. D.S. 2-01.3.8.B Provide the recordation information for the "ELECTRICAL EASEMENT" shown in the northeast corner of the plan. 3. This comment was not addressed. D.S. 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 4. Sheet CV shows a total floor area of 4,623 sq. ft. That said the required number of vehicle parking spaces is 46. Based on the provided vehicle parking calculation 41 spaces provided requires a Board of Adjustment for Variance. 10. This comment was not addressed. D.S. 2-01.3.9.H.5.d Per LUC 3.3.8.2.B COMMERCIAL SERVICES USE GROUP, Communications, the required Short-term Bicycle parking is 2, and the required Long-term Bicycle parking is based on 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces. That said the minimum required for Short & Long term bicycle parking is two (2) spaces each. Provide a bicycle parking space calculation that provides the number required and provided for both Short & Long term bicycle parking. 11. This comment was not addressed. Development Package, DP12-0101 (First Review) T14S, R14E, Section 24 RESUBMITTAL REQUIRED: Development Package and Drainage Statement The Development Package (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. All lettering and text (upper or lower case), and numbering, shall be a minimum of 3/32 inches in height to assure the plan will be legible during review and when digitized and/or reduced for archiving. D.S. 2-01.2.3. 3. A legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet. D.S. 2-01.2.9. Some of the material indications are not shown on the Legend. Double check the list for what's shown on the plans. 4. The project-location map shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. D.S. 2-01.3.4. A. Show the subject property approximately centered within the one (1) square mile area. B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. 5. Existing Site Conditions. The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within fifty (50) feet of the site. On sites bounded by a street with a width of fifty (50) feet or greater, the existing conditions across the street will be provided. D.S. 2-01.3.8. B. All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. C. The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. E. Indicate the ground elevation on the site based on City of Tucson Datum (indicate City of Tucson field book number and page). Elevations along with the Book and Pages can be found at: http://maps.tucsonaz.gov/pdsd/index.html G. Other significant conditions on the site, such as major rock outcrops, structures, fences, walls, curbs etc., shall be shown. These elements should be indicated in a different line weight than the proposed improvements and labeled "to be removed" or "to be retained." It is not clear what parts of the site will be removed or retained. Use additional "schedule numbers" to achieve this. It is not clear what curbs stay or go. 6. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9. H. Proposed traffic circulation: 2. Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. For a 150' R/W the face of curb (FOC) location is 12' from the R/W line. 3. Indicate fire circulation, including accessibility and vehicle maneuverability. Perhaps the refuse enclosure would be better skewed so the service vehicle has a straighter approach and back-up. Revise as required. J. If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of -way lines, sight visibility triangles, etc.) N. In conjunction with a drainage report or statement, as applicable, prepared in accordance with the City Engineer's instructions and procedures, the following information will be indicated on the development package documents. For additional information regarding drainage standards, see the City of Tucson Standards Manual for Drainage Design and Floodplain Management. 7. Draw locations and indicate types of off-site runoff acceptance points and/or onsite run-off discharge points. O. All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. 22. Include a compact disk (CD) containing the latest/revised submittal of the dev. plan, reports and documents associated with this project with the latest re-submittal. 23. Additional "redline" comments are shown on the plan itself. Correct the plans as indicated on hard copy set and return them with the re-submittal. 23. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 4. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 5.
