08/31/2012 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: DP12-0090 4821 E. Grant Rd. Development Package TRANSMITTAL DATE: 08/31/12 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please add near the lower right corner of all sheets related plan number D10-0009, BOA case number C10-10-08 and number T10BU01002 for the additional parking.. 2. Clearly indicate if the indicated "patio expansions" are to be outdoor dining areas. Make changes to the parking calculations also. 3. DS 2-01.3.9.R The pedestrian circulation path indicated as passing through the patio expansions along the south side of the building will not be allowed if these areas are considered outdoor dining areas. 4. The parking calculations provided are incorrect. Per D10-0009 the entire center of 361,895 sq. ft. was allowed to have 1763 parking space per BOA variance C10-10-08. The BOA variance did not add any additional parking spaces. The new patio expansions (if outdoor dining) and the addition (1515 sq.ft.) require an additional 8 parking spaces. Therefore the number of required parking spaces is 1771. The existing parking spaces of 1763 minus the 7 spaces lost plus the 16 parking spaces added gives a total of 1772 parking spaces provided. Revise parking calculations. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 C:\planning\cdrc\DSD\DP12-0090.doc |
