This development package was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the entire site. 2. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 10, 2013 The following comments are based on the "LAYOUT TO BE USED WITH A DEVELOPMENT PACKAGE SUBMITTAL (DS 2-01) dated 12-2009. This layout document can be viewed @ http://cms3.tucsonaz.gov/files/dsd/DevPackageSubmittalLayout.pdf; 3. The sheet order is not correct. All general notes are to be on the cover sheet or a sheet following the cover sheet, organized under a heading indicating which plan the note(s) are for, i.e. site, grading, etc. The development plan/site plan should follow the demolition/existing conditions plan. The Native Plant Preservation plan should follow the Irrigation plan. The following comments are based on Development Standard 2-01.0: 4. D.S. 2-01.3.2.D Zoning acknowledges that D.S. 2-01.3.2.D states that an administrative street address is to be provided in the title block. After discussion with Pima County Addressing the administrative street address is to be provided adjacent to the title block. That said provide an administrative address adjacent to the title block. 5. D.S. 2-01.3.3 Provide the following relevant case numbers on the plan adjacent to the title block on all sheets, DP12-0089 6. D.S. 2-01.3.7.A.6.a List the IPP #T12SA00091 in the lower right corner, adjacent to the title block, on all sheets. 7. D.S. 2-01.3.7.A.6.a As a general note provide the IPP case number, date of approval, what was approved, and the conditions of approval on the plan. 8. D.S. 2-01.3.7.A.9.a As a general note provide the floor area for each building. 9. D.S. 2-01.3.7.A.9.b Until the floor area for each building is provided the Floor Area Ratio cannot be verified. 10. D.S. 2-01.3.8.B The existing easements shown to be "ABANDONED BY SEPARATE INSTRUMENT" will need to be abandoned prior to approval of the development package. 11. D.S. 2-01.3.9.E As this project comprises numerous parcels, once the alley is abandoned, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with your next submittal. 12. D.S. 2-01.3.9.H.5 Until the parking angle is provided for the angled parking shown along the south side of the parking is provided the parking area access lane (PAAL) width requirement cannot be verified. 13. D.S. 2-01.3.9.L Sheet 2 Keynotes 4 & 41 reference "DOCKET______, PAGE______". This should be "SEQUENCE NUMBER__________". These easements will need to recorded prior to approval of the development package. 14. D.S. 2-01.3.9.O Per LUC 3.2.6.3 Measurement. The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the walls highest point. That said on sheet 1, the "REFERENCE SITE PLAN" shows "4TH FLOOR PARAPET HEIGHT 46'-4". Under 'SITE DATE, 3." the "4-STORY HT = 45'-0". Clarify which wall height is correct. 15. D.S. 2-01.3.9.O Provide building elevations so that all setbacks can be verified. 16. D.S. 2-01.3.9.O Provide the height of the proposed "NEW PIPING ENCLOSURE" so that setback requirements can be verified. 17. D.S. 2-01.3.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s) on the plan. It is the owners responsibility to keep the Sight Visibility Triangles (SVT), and the pedestrian access area clear of vegetation at all times, per Land Use Code (LUC) section 2. Final plant locations must be in compliance with all utility setback requirements. 3. The owner understands that if the City of Tucson Transportation Department or any utility company needs to work within the ROW in the landscaped area, plants and irrigation may be destroyed without replacement or repair. 4. The owner takes full liability for this landscape and irrigation, and any damage to roadway, sidewalk and utilities. 5. Provide additional dimension for any ROW areas used. 8) Revise the parking lot tree calculation on Sht. 13. to: correspond with the site plan calc., to then exclude any structurally covered or underground motor vehicle parking spaces, to count only trees located within ten feet* of the vehicular use area, and to meet or exceed the minimum number of trees required. *Vehicular Use Area. Any area of a site or structure used for the parking, storage, or standing of motor vehicles. The vehicular use area includes access drives, maneuvering areas, refuse collection locations, loading spaces, and any landscaping and screening within ten (10) feet of these areas. (Ord.
