COMMENTS: Zoning Conditionally approves the Development Package at this time. See comments below, address and revise the plans as requested. Zoning will review the changes when resubmiktted for stamps to assure that the changes requested have been made.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 6, 2013.

2. DS 2-01.3.3 - This project has been assigned the development package case number DP12-0088. Please list the case number in the lower right corner of all plan sheets.

3. DS 2-01.3.8.C - label the new right of way width at the right turn lane area along the north entrance.

4. DS 2-01.3.8.R - DG is not an approved material for pedestrian sidewalks. Per the PAD, page 65 pedestrian facilities are to be accessible. DG is not approved as a material that provides for accessible routes. The PAD is silent on material to be used for pedestrian facilities and therefore defaults back to the Land Use code or Development Standards. DS 2-08 requires that all sidewalks must be constructed of concrete or similar materials in hardness and durability. Revise the type of material to be used for the new pedestrian facilities proposed on this plan.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package and Master Drainage Study (Grenier Engineering, Inc., 19MAR12). Engineering Division recommends conditional approval of the Development Plan Package at this time. The following items need to be addressed prior to final approval:


SITE PLAN:

1) DS Sec.2-01.3.3: The relevant Development Plan Package number (DP12-0088) may be added to the lower right hand corner of the plan on all sheets.

2) DS Sec.2-01.3.9.J: Revise the development plan document to label all dimensions for the proposed right turn lane from Glenn Street onto the subject property. The new right-of-way needs to be fully dimensioned.


Please provide a revised Development Plan Package that addresses the comments provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed.
