Based on the last approved plan it appears that the cumulative expansion equals 18.7% therefore the following comments are based on full code compliance for the area of expansion only. The following comments are based on Development Standard 2-01.0: D.S. 2-01.2.2 All mapped data shall be drawn at an engineering scale having no more than fifty (50) feet to the inch. That said the site plan should be drawn at an engineering scale not an architectural scale. 2. D.S. 2-01.3.2.D Zoning acknowledges that D.S. 2-01.3.2.D states that an administrative street address is to be provided in the title block. After discussion with Pima County Addressing the administrative street address is to be provided adjacent to the title block. That said remove the administrative address from the title block and provide it adjacent to the title block. 3. D.S. 2-01.3.3 Provide the development package number, DP12-0079 adjacent to the title block on all sheets. 4. D.S. 2-01.3.4.C Label the section corners on the location map. 5. D.S. 2-01.3.7.A.2 Add the acreage to the "LOT AREA" shown under "GENERAL INFORMATION". 6. D.S. 2-01.3.7.A.4 Clarify what LUC use the "CAFÉ MARCEL" is, Food Service or Alcoholic Beverage Service. 7. D.S. 2-01.3.7.A.4 Identify the existing and proposed use of the property as classified per the Land Use Code. List all Land Use Code sections each proposed use is subject to. That said the existing and proposed uses should be listed as "Alcoholic Beverage Service "33", subject to: Sec. 3.5.4.19.C", "General Merchandise Sales "34", subject to: Sec. 3.5.9.2.A", "Administrative and Professional Office "34" and Food Service "33", subject to: Sec. 3.5.4.6.C". 8. D.S. 2-01.3.7.A.9.c The expansion calculation does not appear to be correct. It appears that the total existing square footage should be 8,161 square feet. 9. D.S. 2-01.3.9.H.5.a Per COT Memo dated June 3, 2009 from Craig Gross "Any new buildings or additions to the existing buildings, such as a patio for serving food or beverages, or uses that require more intensive parking that provided above will require a new Board of Adjustment variance before a permit can be approved. That said a Board of Adjustment variance is required prior to approval of this plan. 10. D.S. 2-01.3.9.H.5.a As the proposed expansion requires a new Board of Adjustment variance provide a vehicle parking space calculation for the entire site that includes the total number required and the total number provided. 11. D.S. 2-01.3.9.H.5.d Provide a bicycle parking calculation on the plan. 12. Provide the new "DEVELOPMENT PACKAGE" approval stamp on all sheets.
