Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under Development Standard 2-01. All comments reflect Site Plan and Grading Plan. The following items need to be addressed: SITE PLAN: Remove all clouds from the development plan document. The final copies of the development package should be clean and without any revision clouds. At this point the revision clouds are not needed as this plan has not been approved and the site has not been developed. 1) Completed. 2) Completed. 3) Restated: DS Sec.2-01.3.9.H.2: It is acknowledged that a Development Standard Modification Request (DS12-05) has been submitted, and approved by PDSD, to use the smaller dimensions for the proposed SVT's as shown on the development plan document. However the development plan document must still include a note listing the DSMR Case #, date of approval and any associated conditions if applicable. 4) Acknowledged. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development package is 05/21/2013. 2. This project will require a special application submittal and approval for the Infill Incentive District - Core. Add the Special Application number (T12SAXXXXX) to all sheets near the lower right corner. 3. This project will require a submittal and approval for a temporary revocable easement (TRE) for the sunshade (keynote #7) and the canopy (keynote #8) which are encroaching into the right of way and the short term bicycle parking in the right of way. Once the necessary corrections are made please submit the following documents for sign-off. 1 Rolled COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews. 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. Additional print copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your prints to the CDRC office for sign-off approval. The printing company will deliver the original rolled prints to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options. Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing. A Development Plan remains valid for a period of three (3) years from the date of approval. This Development Plan will expire on 07/10/15 per LUC 5.3.8.2.B.
