As per the 2006 IBC, Section 1106.5 one of the accessible parking spaces is to be a "Van Accessible" as per ICC A117.1, Section 502 requirements. Please identify which space is to be "Van Accessible". 2. Please show the curb ramp deplicted on the standard accessible curb ramp detail on the Site Plan. I believe that the aisle for the accessible parkinmg space will have to be located in the middle of the building columns in order to have a clear access to the accessible route. 3. Provide one accessible parking sign per parking space loacated just inside the curb line and on the center line of each accessible parking space. 4. Please provide a large scale detail of the accessible parking signage including the "Van Accessible" sign. 5. | 06/15/2012 | JOE LINVILLE | LANDSCAPE | REVIEW | Denied | 1) A 10' wide street landscape border per LUC 3.7.2.4.A is required along the entire street frontage. 2) Within a vehicular use area, one (1) canopy tree is required for each four (4) motor vehicle parking spaces or fraction thereof. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk). LUC 3.7.2.3.A.1 3) Revise the street landscape border tree calculation to reflect the correct border length and number of required trees. 4) The area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, shall be covered with an appropriate inorganic ground cover, such as decomposed granite. Revise the plans to clarify compliance. LUC 3.7.2.4.A.4 5) If use of the right-of-way along Broadway is desired to partially meet the landscape border width requirements contact the City Engineer. Landscape borders proposed in right-of-way or MS&R areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained. Contact Gary Wittwer, DOT Landscape Architect for specific requirements. 6) Revise the landscape to include a maintenance schedule per DS 2-072.2.A.4 including: A) Pruning schedules to show that plant material will maintain pedestrian and vehicular clearances or that the material will establish opaque hedge screens B) Replacement criteria, should plant material not survive. C) Replacement or upkeep maintenance schedules for inert ground cover materials. D) Maintenance schedules for exterior hardscape materials. E) Maintenance and replacement schedules for irrigation systems. 7) The site is required to include screening per LUC Table 3.7.2-I. (north and south sides of the site. Revise as necessary. LUC 3.7.3 & DS 2-06.3.7. 8) An irrigation plan shall be submitted together with the landscape plan. LUC 3.7.4.5.C The plan is required to include the following: A) Type of water conserving irrigation systems proposed and differentiation between systems for the different water use zones on the site. B) Source of irrigation water. C) System specifications, design, and layout (Development Standard 2-06.5.4.A and 2-06.5.4.B). D) Extent of supplementary irrigation in each planting area, provided by water harvesting methods. E) Point of drainage off roof areas, amount of flow, and disposition of flow. F) The extent to which systems are proposed within the public right-of-way. |

This project has been submitted as a parking lot remodel. The plan indicates a proposed building expansion of 4000 sq. ft. The expansion appears to be greater than 25% therefore requiring full code compliance for the entire site. Review DS 2-01 for criteria for a full code compliance of a commercial site. Provide documentation of permits of the expansions indicated on the aerial photos for building #1, appears to have a possible eating area at the rear (enclosed porch?) as well as two storage buildings.
