Zoning has reviewed the site plan and is providing the following review comments that must be addressed prior to approval of the site plan by zoning. 2. This property is zoned HO-1 and is subject to compliance and approval through the Historic Preservation Review process. As of this review it is not clear whether the HPZ process and has been initiated and approved. Prior to zoning approval of the site plan the HPZ application must be approved. Contact Frank Podgorski for information on the HPZ requirements. Frank's contact information is as follows Frank.Podgorski@tucsonaz.gov and his telephone number is 837-4962. It is suggested that the applicant meet with Frank to discuss the HPZ process. 3. The proposed expansion would require that one additional parking space be provided. LUC section 3.3.4.2 parking table. When using the new vehicle parking calculation the new bicycle parking calculation must also be used. The Bicycle parking calculation is now based on GFA. Based on the GFA of the building plus the expansion, the minimum bicycle parking for long and short term is required. Two short term spaces are provided on the site but the long term bicycle spaces could not be verified on the plan. A note on the plan stating that the two long term bicycle parking spaces are to be provided within the building can be added to the plan. However, a detail drawing demonstrating that the location or area for the bicycle parking within the building meets codes must be added to the plan. LUC section 3.3.8.2 bicycle parking tables. After discussion with PDSD staff, PDMR application to reduce the required parking space could be applied for instead of the B. of A. application. The PDMR request would be on the overall number of parking spaces required for the site based on the total GFA of the building including the expansion. The request for the PDMR would not affect the existing B. of A. variance which granted reduction of the parking. The PDMR is submitted through Patricia Gehlen for processing.
