DS 2-01.3.9.O The indicated setback for the south building (10' from future property line) is incorrect. Per LUC Sec. 3.2.6.5.B, the required setback is to be 21' or the height of the wall of the structure from the back of future curb. Provide the height of the wall of the south side of the south building measured from the adjacent grade to the top of the parapet or the top plate of the wall. Provide a dimension from the south side of the building to the back of future curb. 3. DS 2-01.3.9.Q Provide the dimensioned length of all proposed structures on the foot print of the buildings. It appears there is to be a proposed overhead canopy on this site. Clearly indicate the location of the supporting columns, roof structure with dimensions, width dimensions for the access lane, etc. 4. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under Development Standard 2-01. All comments reflect Site and Grading Plan review. The following items need to be addressed: DRAINAGE REPORT: 1) TC Sec.26-5-2.9: Provide the cross-section or show the interpolation between CS 3 and 4 for the determination of the base flood elevation (BFE) of Building #2. BFE should be calculated on the upstream end of the structure. Verify that the Mechanical Room is also elevated to the regulatory flood elevation. 2) It is recommended to revise the SWPPP Section of the Report to remove the reference for the Stormwater Pollution Prevention Plan (SWPPP) requirement. Since the project disturbance is only 0.38 acres a SWPPP is not required. If a SWPPP has been prepared for this project provide a copy to the grading inspector when you call in the pre-construction meeting, see item #4 below. SITE PLAN: 3) DS Sec.2-01.3.3: The relevant Development Plan Package number (DP12-0048) may be added to the lower right hand corner of the plan on all sheets. 4) DS Sec.2-01.3.7: Provide the following note on the development plan document; "Call for a Pre-construction meeting prior to start of earthwork. To schedule a PDSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Planning Development Services Department, or contact PDSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html" 5) DS Sec.2-01.3.9.H.1: Revise the development plan documents to label the required 25-foot radii for the concrete curb returns for the proposed PAAL onto Park Avenue per City of Tucson Transportation Access Management Guidelines (TAMG), Section 5.5. Refer to DS Sec.3-01.3.2.C for street development standards. 6) DS Sec.2-01.3.9.M: Revise the development plan document to include both the cut and fill quantities for grading plan purposes. 7) DS Sec.2-01.3.9.M: Provide a copy of the Geotechnical Report that is referenced in General Note #30 on Sheet 5. Revise General Note #30 to include the job number and date of report from Terracon Consultants, Inc. 8) DS Sec.2-01.3.9.N: Clarify the use of Keynote #29 on Sheets 2 and 4. Sheet 2 has the keynote labeled on the east end of Building 2 and is not pointing to the proposed floodplain. Sheet 4 labels this keynote adjacent to the south side of Building 1 in what appears to be a stacking area, clarify. 9) DS Sec.2-01.3.9.N.2: Revise the development plan document, Keynote and any associated details to label the required minimum filter fabric specifications. The Development Plan Package is to be used as the construction document for site and grading and must accurately label and detail all improvements in plan view and on all associated details for construction purposes. 10) DS Sec.2-01.3.9.N.6: Revise the development plan document to clarify that the finish floor elevation (FFE) for the Mechanical Room is elevated 1 foot above the calculated water surface elevation on the upstream end of the building. 11) DS Sec.2-01.3.9.R: Revise Keynote #6 to reference the PC/COT Standard Detail #200 for the proposed sidewalk construction. 12) DS Sec.2-01.3.9.R: Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap accessibility comments that may be associated with this project. 13) DS Sec.2-01.3.9.T: Revise the development plan documents to label and dimension the required 5-foot wide sidewalk along the street frontage of 22nd Street. Per LUC Section 3.2.8.4.D the expansion of the vehicular use area requires a new sidewalk along the street frontage. The sidewalk must connect from Park Avenue to the existing development to the east across the alley provide handicap access ramps (PC/COT Std Detail #207) if applicable. 14) DS Sec.2-01.3.9.T: Revise the development plan document and detail for the required refuse enclosure to provide all aspect for construction purposes. The detail must match DS Sec.6-01 Figure 3b for the required enclosure walls with gates, minimum compressive strength for the concrete, required bollard locations, etc. Or provide a letter form Environmental Services that states this project is exempt or proposing another acceptable method of refuse disposal. 15) DS Sec.2-01.3.9.T: Revise the development plan documents to clearly label and dimension the required clear approach for the refuse container and enclosure location. Per 6-01.4.1.C the service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle per the plan document it appears that there is an existing power pole located within this area. GENERAL COMMENTS: Please provide a revised Development Plan Package and Drainage Report that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Further comments may be generated upon re-submittal of the Development Plan Package.
