Old Spanish Trail Development Package TRANSMITTAL DATE: 04/10/12 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-01.3.9.H.5.a The last approved site plan dated 1974 indicates landscape area and screen wall being required. The revised parking area shown cannot delete the landscape area and the screen walls must be shown and installed if not on site. Per the last approved site plan a curb is required along the north side of the parking area south of the existing building. This is required to prevent damage to the building. A backup spur will be required designed per LUC Sec. 3.3.6.6.D between the building and the north side of the parking area. Clearly indicate on the site plan. Per LUC Sec. 3.3.6.4.B.2 A motor vehicle off-street parking space shall have a minimum width of ten (10) feet when the side(s) of the parking space abuts a vertical barrier over six (6) inches in height. This shall apply to the parking spaces adjacent to the screen walls. Revise parking calculations to reflect the reduced number of parking spaces. 2. DS 2-01.3.9.O The indicated 10' setback for the proposed new building does not meet the requirements of LUC Sec. 3.5.4.3.D. The floor plan provided has doors and windows parallel to the east property line and therefore requires a setback from the east property line of 20'. If the following is provided then the 10' setback indicated is allowed. Clearly indicate on the floor plan compliance. For the purposes of this Section, "no openings" means all windows and doors are closed by fixed walls or nonoperable windows. Where openings are not allowed, an emergency exit door, which can only be opened from inside the building and has an alarm, is allowed. 3. DS 2-01.3.9.F Provide the zoning of all adjacent properties. 4. DS 2-01.3.9.R Clearly indicate the minimum required width of four (4) feet for all proposed sidewalks.
