| 10/23/2012 | PAUL MACHADO | ENGINEERING | REVIEW | Approv-Cond | To: Arron Katz, AIA DATE: October 23, 2012 4009 E. Poe Street Tucson, Arizona 85711 Subject:Little Ranch Pre-School, 1119 E. Glenn Street Development Package, DP12-0038 (Second Review) T13S, R14E, Section 31 RESUBMITTAL REQUIRED: Engineering: None. The Development Package (DP) is approved conditionally. Please address the following review comments. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9. H. Proposed traffic circulation: 1. Proposed traffic circulation will be designed in accordance with Street Development Standard 3-01.0, to include streets, intersections, street names, right-of-way widths, curve radii of centerlines and curb returns, and proposed improvements, such as pavement, curbs, access points (driveways), handicap ramps, and sidewalks. Street improvements, such as sidewalks, curbs, pavement, and handicap ramps, do not need to be drawn on the plan if such information is provided on typical street cross sections. 2. Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. See "redlines" for proper location and addition of exist. SVT's. See following comment. I. Show all right-of-way dedications on or abutting the site and label. If the development package documents have been prepared in conjunction with a subdivision plat or is required as a condition of approval of a review process, such as a rezoning, street dedications in accordance with the Major Streets and Routes (MS&R) Plan may be required by these processes. Projects bounded by streets having only a portion of the right-of-way width dedicated will be required to dedicate right-of-way, up to one-half (½), to complete the street width. Should there be any proposed street or alley vacation, provide this information. If vacation has occurred, include the recording information. Dedication for the intersection widening is required showing the metes and bounds for the ½ ROW transition from 45' to 32' along the property frontage. Although the future ROW will not be dedicated at this time and TDOT has indicated that it is unlikely that ROW be required to be dedicated any time soon, the MS&R is an ordinance that was adopted by the Mayor and Council and cannot be waived. Hence the ROW shall be shown on the plans but not be required to be dedicated. O. All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. Adjust all SVT's accordingly. 9. See additional comments on the "redlines" on the plan sheets. Include the "redlines" on the re-submittal for comparison. Show the ROW as shown on the previous redlines. Drainage Statement: 1. The DS has been accepted by engineering. If you have any questions/comments, I can be reached at 837-4932 or Paul.Machado@tucsonaz.gov Paul P.
