DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0

1. D.S. 2-01.3.2.B Provide a brief legal description within the title block.

2. D.S. 2-01.3.3 Provide the Development Package number DP12-0036, and as a lot split is proposed provide the Lot Split number S??-??? adjacent to the title block.

3. D.S. 2-01.3.8.B There is a 7.5 foot utility easement that runs along the west side of the proposed property. Identify this easement and provide the recordation information on the plan.

4. D.S. 2-01.3.8.B There appears to be several other easements shown on the plan, one which appears to run under the proposed building. Clarify what the two dashed lines are that run north/south just west of center of the proposed building.

5. D.S. 2-01.3.9.E There appears to be some type of lot split proposed for this project. Provide the appropriate documents to Planning and Development Services for approval prior to approval of the development package. Provide the Lot Split number S??-??? adjacent to the title block.

6. D.S. 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing. Show the zoning for the parcels north of Broadway Blvd.
7. D.S. 2-01.3.9.H.2 Show future and existing sight visibility triangles (SVTs on the plan. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.
8. D.S. 2-01.3.9.H.5 Per LUC Section 3.3.6.5.B Height Clearance. The minimum height clearance along access lanes and PAALS is fifteen (15) feet. That said provide a detail of the "SECURTIY CAMERA" shown just north of the proposed "DUMPSTER ENCLOSURE" that provides a clear dimension from pavement to the bottom of the fixture.

9. D.S. 2-01.3.9.R For both the east and west entrance provide a dimension for the clear distance from the building to the bollards.

10. D.S. 2-01.3.9.W There is a proposed sign shown within the right-of-way. A temporary revolkable (TRE) easement (TRE) will be require be for a permit can be issued for this sign. The location cannot be approved until TRE is approved and the SVT's are shown on the plan. If all is approved provide the following note on the plan stating "ALL IMPROVEMENTS, PROPOSED MONUMENT SIGN, LOCATED WITHIN THE MS & R (FUTURE RIGHT-OF-WAY) MUST BE REMOVED AT THE TIME OF STREET WIDENING AT NO EXPENSE TO THE CITY OF TUCSON, AS REQUIRED BY ARTICLE 1, DIVISION 26 OF THE TUCSON ZONING CODE."

11. There are two vehicle parking spaces shown in the southeast corner of this site. Per the last approved site plan for the center to the east, T11CM03011, there is a new vehicle parking configuration for this area. If these two spaces are to remain as shown a cross parking agreement or an easement is required.

1. Provide the property address of the project on the cover sheet of the Drainage Report. (DS 10-02.2.3.1) The Standards Manual for Drainage Design is Development Standard 10-02.
2. Provide the legal description of the project site in the cover page. (DS 10-02.2.3.1.2.A.3)
3. Number all pages in the drainage report sequentially. (DS 10-02.2.3.1.G)
4. Page 4 the drainage report states there are no washes that exceed 100 cfs on the site. Please show the discharge that is expected in the culvert/storm drain that runs under the site as well as any surface discharges impacting the site. (DS 10-02.2.3.1.3)
5. Provide sufficient invert information to demonstrate that the existing storm drain won't interfere with proposed drainage structures. (DS 2-01.3.8.D)
6. Revise the retention volume calculation to use the 5-year runoff coefficients. Show how the weighted coefficients were obtained. (DS 10-01.3.2.1)
7. Show existing conditions in the surrounding areas for at least 50 feet outside of the project boundaries. Provide enough information to demonstrate the proposed improvements are compatible with the improvements to adjacent properties in connection with the proposed Wal-Mart Neighborhood Market. (DS 2-01.3.8)
8. Clarify in the general notes the maintenance responsibility for the underground storm drains including the existing pipe.(DS 10-10-02.2.3.1.2.E)
9. Provide enclosures for both solid waste and recycling containers. (DS6-01.5.1.A)

The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:

1. Obtain a letter from the PCRWRD’s Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office. Ref. A

2. Sheet 17: Per Pima Map Guide the public sewer crosses the property. Revise the plan to show the public sewer easement with width and recordation information. Ref. A

3. Sheet 2: If the public sewer is crossing the property as mentioned in the above comment please revise Wastewater General Note #2 to read as follows:

THE ON-SITE SANITARY SEWERS, EXCEPT PUBLIC SEWERS WITHIN PUBLIC SEWER EASEMENTS OR RIGHTS-OF-WAY, WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
