This is to acknowledge that the COT Real Estate Program is aware of proposed development plan DP12-0030 within a portion of Block 91, City of Tucson. Said development plan indicates that refuse collection will occur off the southern end of Herbert Avenue, just north of Broadway.

There is an active TRE that affects the northern 135’ +/- of Herbert Ave. that leaves the east 8’ of right-of-way (r/w) open for pedestrian use and the balance of the southern portion open for all other r/w uses.

The terms of a modified or new TRE are being discussed by all parties to assure that the terms of the existing Development Agreement and the proposed development, as depicted in DP12-0030, will be satisfied to allow for the eventual issuance of a C of O and appropriate shared use of Herbert Avenue.

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. DS 2-01.3.7.A.6 This project did not require a DRB review, therefore remove general note # 15 and the RND #12-04 reference number from all sheets. This project does require an IID review, provide the case number (T12SA00062), date of approval, what was approved and the conditions of approval as a general note. Provide a copy of the approval letter from the Director of PDSD. Provide in the lower right corner of all sheets the case number (T12SA00062).

3. DS 2-01.3.9.H.5.d Clearly indicate the location of the short term bicycle parking spaces on the development plan sheet 1 of 10. Provide keynote, etc.

The classification of class one and class 2 bicycle parking are no longer being used, they are now termed short term and long term bicycle parking. Revise.

The proposed development plan for the Plaza Centro Greyhound,
Case No. DP12-0030, doses not meet the minimum requirements for
Environmental Services, Solid Waste and Recycle materials Disposal Standard 6-01.

The proposed development plan for the Plaza Centro Greyhound,
Case No. DP12-0030, must meet the minimum requirements for Environmental
Services, in order to provided Solid Waste and Recycle disposal services.
If the developer dose not meet the minimum standards a DSMR must be submitted and
approved be for approval of the development plan can be obtained.
The following comments are the minimum requirements that must be meet if a DSMR
is not approved:

1 The Development Plan must include Solid Waste and Recycle containers and must
be shown and labeled on the site plan. Containers shown on plans must be
labeled for their intended us being Solid Waste or Recycle Disposal.

2. All Solid Waste and Recycle containers shown on plans must show enclosures with
gates installed and mounted on the end of the CMU walls or mounted on separate
post as show on Solid Waste Standards No. 6-01. If the condition of the wall
enclosure does not allow the gates to be mounted on the end of the wall the width of
the enclosures must be increased by and addition one (1’) foot.

3. Bollards must be added to the enclosure as shown on Solid Waste
Standards No. 6-01.

4. A Detail of the proposed container enclosure must be shown on the plans as
required by Solid Waste Standards No. 6-01.

The above referenced Development Package has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made, please submit the following documents for sign-off.

1 Rolled COMPLETE SET of the Development Package. Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan (if applicable).

Additional print copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City’s contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your plans to the CDRC office for sign-off approval.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing.

A Development Package remains valid for a period of three (3) years from the date of approval. This Development Package will expire on 04/10/2015 per LUC 5.3.8.2.B.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
