DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.3 Provide the development package number, DP12-0029 adjacent to the title block on all sheets.

2. D.S. 2-01.3.3 Provide the following relevant case numbers, S10-034 & S12-015 adjacent to the title block on all sheets.

3. D.S. 2-01.3.7.A.4 General Note 3 lists the development designator for the use of "RESIDENTIAL/FAMILY DWELLING as "36". Per LUC Section 2.6.2.2.E.1 the correct development designator is "X".

4. D.S. 2-01.3.7.A.9.a Sheet 2, Southwest Retail shows 1,929 S.F. and on the submitted final plat it shows 1,024 S.F, clarify the difference.

5. D.S. 2-01.3.7.A.9.a Sheet 3, 2nd Floor Parking shows 30,564 S.F. and on the submitted final plat it shows 32,774 S.F, clarify the difference.

6. D.S. 2-01.3.7.A.9.a Sheet 3, 3rd Floor Parking shows 37,937 S.F. and on the submitted final plat it shows 41,316 S.F, clarify the difference.

7. D.S. 2-01.3.7.A.9.a Sheet 3, 3rd Floor Residential shows 5,135 S.F. and on the submitted final plat it shows 5,053 S.F, clarify the difference

9. D.S. 2-01.3.7.A.9.a Sheet 3, 5th Floor Residential shows 36,228 S.F. and on the submitted final plat it shows 5,053 S.F, clarify the difference

10. D.S. 2-01.3.7.A.9.b Per development designator is "X" a maximum lot coverage of 80% is allowed. Provide a lot coverage calculation on the plan.

11. D.S. 2-01.3.7.A.9.b Under "PROJECT DATA, FLOOR AREA RATIO" it appears that the total gross floor area is 132,177 sq. ft. and than under "TOTAL BUILDING AREA(S)" the "GRAND TOTAL" lists 127,969 sq. ft. Clarify what the total gross floor area is for the FAR.

12. D.S. 2-01.3.7.A.9.c Provide a building area expansion calculation on the plan.

13. D.S. 2-01.3.9.H.5.d Provide a bicycle parking calculation on the plan.

14. D.S. 2-01.3.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). That said provide the square footage for the proposed "USED CAR SALES BLDG" and the structure located near the southwest corner of the site on the plan.

15. Remove the CDRC stamp from the plan and provide the new "DEVELOPMENT PACKAGE" approval stamp on all sheets. This stamp can be found in "jpg, dwg, pdf" format at http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp.
