DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

Due to the submittal of new development package sheets some additional comments follow;

All calculations need to be provided on the development package cover sheet or if there is not enough space on the cover sheet than a separate general note sheet should be provided. Zoning acknowledges that calculations have been provided on the shell building sheets.

1. D.S. 2-01.3.7.A.9.b Provide a floor area ratio that meets the requirements of LUC Section 3.2.11

2. D.S. 2-01.3.9.H.5.a Provide a vehicle parking space calculation.

3. D.S. 2-01.3.9.H.5.d As the 1 to 300 ratio is going to be used for the vehicle parking than the new LUC Section 3.3.8.2.B Minimum Required Bicycle Parking Spaces requirements apply to the entire site. Provide a bicycle parking space calculation on the plan.

4. D.S. 2-01.3.9.R Demonstrate on the plan how the minimum four (4) foot sidewalk is maintained along the west side of the two (2) Short-Term Bicycle parking space.

5. Remove the reference to "APPROVED BY THE SUBDIVIDION AND DEVELOPMENT REVIEW COMMITTEE" from the plan as it is not applicable.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package and Drainage Statement (JAS Engineering, 28FEB12). Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under Development Standard 2-01. All comments reflect Site Plan and Grading Plan. The following items need to be addressed:


SITE PLAN: It is recommended that Development Standard 2-01 "Development Package" be reviewed prior to resubmittal. DS Sec.2-02 and 2-05 no longer exists and all reviews fall under DS Sec.2-01 for Development Package. The standard has changes that must be incorporated into the plan sheets for review and approval.

14) DS Sec.2-01.3.9.T: Revise the development plan document and/or detail for the refuse enclosure to provide all aspect for construction purposes. The following items regarding the refuse enclosure needs to be addressed prior to final approval;

a) Revise Sheet 2 to correctly label Keynote #6 in plan view. KN #6 is for the proposed refuse enclosure location however in plan view it labels a landscape area, revise.
b) Revise Sheet 4 to correctly label the slope of the enclosure bottom. Per DS Sec.6-01 Detail 3a the concrete bottom is required to be sloped towards the front of the enclosure at 1%. The plan view and detail on Sheet 5 do not match in slope call out. If the enclosure can not be sloped towards the front due to site constraints then at a minimum the enclosure wall along the back needs to have a drainage opening to allow the water to flow through so that it will not pond inside the walled enclosure.


GENERAL COMMENTS:

Please provide a revised plan set that addresses the comment provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed.
