DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. This comment was not addressed. D.S. 2-01.3.7.A.9.b Provide a Building Coverage calculation on the plan. See PAD 3, Section 1 Development Area 1.b(3) .

2. This comment was not fully addressed. Per Development Standard 2-01.3.9.H.5.a "Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used)". That said the ratios used for the vehicle parking space calculation were not provided. The vehicle parking space calculation for this project should look something like;
GATEWAY 12PLEX THEATER - 2664 SEATS / 5 = 533 REQUIRED
COFFEE HOUSE - 3,190 S, F, / 100 = 32 REQUIRED
GUADALAJARA GRILL - 6,691 S. F. / 100 = 67 REQUIRED
TOTAL REQUIRED = 632
TOTAL PROVIDED = 679
D.S. 2-01.3.9.H.5.a Provide a vehicle parking space calculations on the plan. This calculation should include the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. This calculation shall include the entire site, i.e. parcels 133-23-193B, 133-23-193C & 133-23-194A. It appears that this site was not built per approved plan and that fewer vehicle parking spaces were provided than what was shown on the plan, ensure that the vehicle parking space calculation reflects this issue. Based on the vehicle parking space calculation shown on the building plans a Board of Adjustment for Variance maybe required

3. Based on the last approved development plans, Theater = 599, Friends Café = 32 and Tony Roma's = 52, the total number of vehicle parking spaces provided is 683. Your plan shows 692. Also based on the approved plan for Tony Roma's there are 28 vehicle parking spaces shown along the west side of the site, 32 shown north of the existing building. Your plan shows 27 vehicle parking spaces shown along the west side of the site, 29 shown north of the existing building for a difference of four (4) spaces. With that said the provided number for the entire site should be 679.


4. D.S. 2-01.3.9.H.5.d The bicycle parking calculation is not correct. The calculation for the theater should match what is shown on the approved development plan, see attached. For the Guadalajara Grill the calculation is based on Short and Long Term bicycle parking. For this project the calculation should be "Short-Term Required = 3, Short-Term Provided = 4, Long-Term Required 2, Long-Term Provided 2.

5. D.S. 2-01.3.9.H.5.d Provide a detail for the proposed Long-Term bicycle parking that shows that the requirements of LUC Sections 3.3.9.2 & 3.3.9.4 are met.

6. Once the above comments are addressed Zoning is willing to provide an over-the-counter review. Call or email to schedule an appointment for this over-the-counter review.
