DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.2.8 The plan drawing shall be oriented with north toward the top of the sheet.

2. D.S. 2-01.3.1 Provide the name, mailing and email addresses, and phone number of the primary property owner of the site and the developer of the project, on the right half of the cover sheet.

3. D.S. 2-01.3.2.D Zoning acknowledges that D.S. 2-01.3.2.D states that an administrative street address is to be provided in the title block. After discussion with Pima County Addressing the administrative street address is to be provided adjacent to the title block. That said provide an administrative address adjacent to the title block.

4. D.S. 2-01.3.3 Provide the development package number, DP12-0010 adjacent to the title block on all sheets.

5. D.S. 2-01.3.7.A.1 Provide a General Note stating "EXISTING ZONING PAD 3".

6. D.S. 2-01.3.7.A.6.b Provide a general notes stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA SEC. 2.8.3, MAJOR STREETS AND ROUTES (MS&R) SETBACK Zone & Sec. 2.8.4, GATEWAY CORRIDOR ZONE".

7. D.S. 2-01.3.7.A.9.a Provide the floor area for all buildings on site.

8. D.S. 2-01.3.7.A.9.b Provide a Floor Area Ratio (FAR) calculation on the plan. See PAD 3, Section 1 Development Area 1.b(2) .

9. D.S. 2-01.3.7.A.9.b Provide a Building Coverage calculation on the plan. See PAD 3, Section 1 Development Area 1.b(3) .

10. D.S. 2-01.3.7.A.9.c Provide a use area expansion calculation on the plan. This calculation is cumulatively for the entire site. The site would consist of parcels; 133-23-193B, 133-23-193C & 133-23-194A.

11. D.S. 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

12. D.S. 2-01.3.9.H.5 & D.S. 2-01.3.9.H.5. Demonstrate on the plan how the requirements of LUC Section 3.3.6.6.D are met at the end of the Parking Area Access Lane (PAAL) located at the northeast corner of the proposed patio.

13. D.S. 2-01.3.9.H.5.a Demonstrate on the plan how the requirements of LUC Section 3.3.6.4.B.2 are met for the two vehicle parking spaces shown at the north end of the proposed patio.

14. D.S. 2-01.3.9.H.5.a Provide a vehicle parking space calculations on the plan. This calculation should include the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. This calculation shall include the entire site, i.e. parcels 133-23-193B, 133-23-193C & 133-23-194A. It appears that this site was not built per approved plan and that fewer vehicle parking spaces were provided than what was shown on the plan, ensure that the vehicle parking space calculation reflects this issue. Based on the vehicle parking space calculation shown on the building plans a Board of Adjustment for Variance maybe required

15. D.S. 2-01.3.9.H.5.c Provide a loading space calculation that provides the number of loading spaces required and provided on the plan.

16. D.S. 2-01.3.9.H.5.c Keynote 10 calls out "EXISTING LOADING ZONE TO BE REMAIN". It does not appear that this space meets the minimum 12' x 35' size requirement. Demonstrate how vehicles will be able to maneuver into and out of the loading space.

17. D.S. 2-01.3.9.H.5.d Provide a bicycle parking space calculation on the plan. This calculation should include the number of spaces required and the number provided. This calculation shall include the entire site, i.e. parcels 133-23-193B, 133-23-193C & 133-23-194A.

18. D.S. 2-01.3.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). That said provide the square footage and height for the existing building.

19. Provide the new "DEVELOPMENT PACKAGE" approval stamp on all sheets. This stamp can be found in "jpg, dwg, pdf" format at http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp.

2. Provide previous approved site and landscape plans for reference.

3. Any plant material removed from landscaped areas will be replaced with plant material acceptable under the requirements of the xeriscape landscaping regulations. Replacement material will be a minimum fifteen (15) gallon size for trees and five (5) gallon size for shrubs ds2-06.6.1.D

4. Ensure that all zoning comments and concerns are addressed.
