This project is part of an Urban Overlay District (UOD) process for the West University Transition Area. The process has not been completed and the UOD has not been adopted by Mayor and Council. Since the UOD process has not been finalized yet, a complete and an effective review can not be conducted. Additional submittal(s) will be required to ensure that the project complies with the Finalized UOD document. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Development Package where the revisions were made: Drainage Report: 1. Provide, on the drainage exhibits, all right of way width including the alley. 2. Is the site impacted by offsite runoff other what is shown on the drainage exhibit? 3. Provide, in the report, the proposed drainage scheme and all proposed drainage facilities and their design calculations (i.e. drainage scuppers, curb openings, storm drain rating, erosion control pads, swales, alley's hydraulic rating, proposed materials, dimensions, etc.). 4. Address, in the report, drainage facilities maintenance requirement and responsibility and specify that the inspection shall be performed by a registered civil engineer annually and/or after every major storm. Additionally, provide a drainage facilities maintenance checklist to facilitate the required maintenance. Please be advised that this requirement applies to all proposed drainage facilities; not only detention/retention basins. Cover Sheet: 1. Provide a reduced scale map of the UOD indicating the portion being developed (D.S. 2-01.3.6.). BASE LAYER SHEET COMMENTS: 1. Show the location, dimension and the recording information of the proposed water easement (D.S. 2-01.3.9.L). Permitting/General Notes: 1. Complete the overlay zone number in Permitting Note #6 (D.S. 2-01.3.7.A.6.b). 2. Add the following general notes: a. Any revision to the Grading Plan MAY require a re-submittal of a revised grading plan for review. Contact PDSD Engineering at 791-5550 to discuss changes in grading design. 3. General Notes #29 and #42 are the same. Remove one of them. 4. General Note #36 and #42 are very similar. Remove one of them. Site Plan: 1. Provide the proposed building roof drainage arrows (D.S. 2-01.3.9.N.2). Grading Plan: 1. Show the proposed driveway widths. SWPPP: 1. Include a copy of the authorization certificate received from ADEQ (Part III.D.2). The Fire Department is asking for the fire control room size to increase to 200 square feet. The current 2006 IFC requires 96 square feet, but the 2009 and the soon to be adopted 2012 IFC requires the minimum 200 square feet room. This is being asked due to the fact of the alley way behind the building is too close to the structure for ladder operations. Therefore, additional apparatus will be using the front of the struture for firefighting operations and more personnel may be using the fire control room. The fire department thanks you in advance for this consideration during the planning stage. |

While compatible material indications where presented in the development plan, no color presentations were given. By providing color renderings of building facades, and related color graphics of the surrounding context, the applicant will further demonstrate their intention to respond to MGD UOD design standards. Finally, it is also recommended that subsequent indication in regard to lighting as a design feature be presented via graphic and photometric evidence. Particularly in regard to glare, safety, and local traditional ambiance (C-19a, j). *Please note that the above recommendation is subject to change based on the outcome of pending Design Review Committee (DRC) meeting scheduled on on the 14th of this month*.
