Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Per the Zoning and Planning Dept., this project is subject to full code compliance and was reviewed for full code compliance.
3. Please provide property description per D.S. 2-02.2.1.3.
4. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. If both are zero, than list as zero.
7. Dimension from street monument/center lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
8. Provide a Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
9. Show Development plan number (DP12-0003) on all sheets per D.S. 2-02.2.1.29.

14. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is January 09, 2013.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the entire site due to a greater than 25% expansion of building area.

The following comments are based on Development Standard 2-01.0

1. D.S. 2-01.3.1 Provide the name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet.

2. D.S. 2-01.3.7.A.4 Per LUC Section 2.5.4.6.B Unless modified by specific performance criteria or Sec. 2.5.4.6.A, land uses in the Commercial Services, Industrial, Restricted Adult Activities, and Wholesaling Use Groups shall be conducted entirely within an enclosed building. That said provide a note on the plan stating "NO OUTDOOR STORAGE ALLOWED" this includes construction equipment.

3. D.S. 2-01.3.7.A.9.b Remove the "LOT COVERAGE" from the plan as it is not applicable.

4. D.S. 2-01.3.9.A Provide the lot bearings on the plan.

5. D.S. 2-01.3.9.H.5 Per LUC Section 3.3.6.8.A Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas or unpaved areas, and/or driving onto unimproved portions of the site. That said demonstrate on the site plan how vehicles will be prevented from accessing the un-paved area located near the southeast corner of the parcel.

6. D.S. 2-01.3.9.H.5 Provide a dimension from the vehicle parking spaces to the existing pole light, located approximately in the center of the paved area.

7. D.S. 2-01.3.9.H.5 Provide a width dimension for the entrance access lane coming off of Laguna Street.

8. D.S. 2-01.3.9.H.5.d Remove all references to Class 2 bicycle parking as Class 2 is no longer applicable.

9. D.S. 2-01.3.9.H.5.d The bicycle parking calculation is not correct. Per LUC Section 3.3.8.2.B, COMMERCIAL USE GROUP, 2 Short-Term and 2 Long-Term bicycle parking spaces are required.

10. D.S. 2-01.3.9.H.5.d The existing "RIBBON" bicycle rack is not an acceptable rack. See LUC Section 3.3.9.5A for acceptable bicycle racks. For your information a single inverted "U" rack can support 2 bicycles.

11. D.S. 2-01.3.9.H.5.d Provide a detail for both Short & Long Term bicycle parking that clearly shows how the following LUC Sections are met; LUC 3.3.9.2., .3 & .4.

12. D.S. 2-01.3.9.Q Based on the 2010 aerial photo there is a structure located south of the "EXISTING BUILDING 570 SF" clarify why this is not shown on the plan.

13. D.S. 2-01.3.9.R Provide a width dimension for all existing sidewalks on the site plan.

14. D.S. 2-01.3.9.R Provide a width dimension for the proposed painted walkway on the site plan.

15. D.S. 2-01.3.9.W If applicable indicated the locations and types of proposed signs on the plan.

02/07/2012 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Expansions 50% or greater of land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B.

2. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I.

3. Screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street. Hedges and other vegetative screens shall not extend more than three (3) feet into the street landscape border. Identify screening element on the landscape plan

4. Within a vehicular use area, one (1) canopy tree is required for each 4 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Include trees for required parking.

5. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

6. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.

7. The planting plan and layout calculations will include the location, size, and name of existing vegetation to remain in place.

8. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all zoning comments and concerns are addressed and that all changes to the site plan are reflected on the landscape plan
