The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:
1. Sheet 3: Recordation of the proposed public sewer easement will be required before approval of the development plan. Ref. A

2. Recordation of the proposed easement agreement with respect to the private onsite private sewers will be required before Wastewater approval of the development plan. Ref. A

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third(3rd) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Standard Notes for Planting in ROW

1. It is the owners responsibility to keep the Sight Visibility Triangles (SVT), and the pedestrian access area clear of vegetation at all times, per Land Use Code (LUC) section
2. Final plant locations must be in compliance with all utility setback requirements.
3. The owner understands that if the City of Tucson Transportation Department or any utility company needs to work within the ROW in the landscaped area, plants and irrigation may be destroyed without replacement or repair.
4. The owner takes full liability for this landscape and irrigation, and any damage to roadway, sidewalk and utilities.
5. The only private irrigation equipment that is allowed within the ROW are lateral lines, tubing and emitters that are not under constant pressure. All other equipment must be on private property. (excluding water meter)
6. Contractor to obtain a Right Of Way excavation permit prior to construction within the right-of-way.

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. DS 2-01.3.9.G Correct the phase lines on sheet 1 of 9 to include the vehicle access area from Euclid Ave. as a part of phase 1, as per sheet 1 of 9

3. DS 2-01.3.9.H.5.a Clearly indicate the dimension from the front of the parking spaces to the 30" screen wall (min. 2'-6" from the front of the parking space) for the parking spaces along the north side of the property.

4. DS 2-01.3.9.H.5.d On detail 5-DP-7 the minimum distance between short term bicycle racks is 4' not 30" as indicated. Revise. See LUC Sec.3.3.9.5.B.

5. Provide at the time of final plat, two copies of the CC&Rs, clearly indicating the cross vehicular access, pedestrian circulation access, maintenance of common vehicle use areas, and vehicle access for the two residential parcels (123-13-0750 and 123-13-0760).
