C. Clipping and pruning of the plant material are required to allow maximum shading while preserving surveillance opportunities and preventing obstructive overhang into walks, curb areas, drives, and line of sight triangles. D. All dead or removed plant material will be replaced with plant material acceptable under the requirements of the xeriscape landscaping regulations. Speedway Blvd. Development Package - Site Plan TRANSMITTAL DATE: 01/25/2012 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The indicated "monument" sign located at the southeast corner of the property must be removed prior to approval of the development package. Contact Glenn Moyer @ 837-4954 for further information regarding this sign. 2. DS 2-01.2.4 Provide a title block at the lower right corner of each sheet including the landscape and grading plans. 3. DS 2-01.2.9 A legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet. 4. DS 2-01.3.2.E The title block shall include the following information: Page number and number of pages. This shall include all pages which comprise the development package including landscape and grading plans. (such as 1 of 6, 2 of 6, etc.) 5. DS 2-01.3.4. The project-location map shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. A. Show the subject property approximately centered within the one (1) square mile area. B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. 6. DS Sec.2-01.2.5: Revise the development plan document to include the approval stamp in the lower right quadrant of each sheet. As a general note state that the project is designed to meet the overlay zone(s) criteria. 9. DS 2-01.3.7.A.9.b Provide the allowed (0.75) and proposed Floor Area Ratio (FAR) for this project. Lot coverage is not required. 10. DS 2-01.3.8.B Provide recording information for all easements including the easement to be abandoned. 11. DS 2-01.3.9.H.1 The indicated backup spur must have a clear area of 3' behind the backup spur. Provide dimension. The demolition plan indicates curbs being removed along the north and east sides of this property. Clearly indicate how vehicles will be prevented from driving onto the adjacent properties. Clearly indicate what the portion of the property located east of the proposed building will be used for. Clearly indicate any additional paving being done in this area. It appears the area east of the building will be used for storage. If this is the case provide some type of barrier or signage preventing the public from accessing this area 12. DS 2-01.3.9.H.5.d The indicated number of long term bicycle parking spaces is incorrect. Per LUC Sec. 3.3.8.2 minimum two long term bicycle parking spaces are required. Clearly indicate the location, type of locker, access aisle, etc. for the long term bicycle parking spaces inside of the building. The indicated short term bicycle parking spaces do not meet the requirements of LUC Sec. 3.3.9.5.B., access aisle is measured from the end of the required six foot bicycle parking space. Relabel the indicated class 2 and class 1 bicycle parking to short term and long term. 13. DS 2-01.3.9.J Provide either the street intersection widening per the MS&R maps or provide documentation from the department of transportation that the intersection widening will not occur. Clearly indicate the location of the future curb along both Speedway and Rosemont. Indicate the location of the future sight visibility triangles. 14. DS 2-01.3.9.Q Provide dimensions of the proposed building on the footprint shown on sheet 2 of 3. 15. DS 2-01.3.9.R Chuck, I made a mistake when I told you only one accessible route for pedestrian circulation is required.
