COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-01.3.1 Provide the names of the owner and developer along with addresses and phone numbers for this project.

2. DS 2-01.3.2.E The page numbering should include all sheets, such as DP1 of 3, DP2 of 3, etc.

3. DS 2-01.3.7.A.2 In general note #2 list the square footage of the entire site along with the acreage.

5. DS 2-01.3.7.A.4 In general note #3 remove the "subject to 6.3.5".

The number of required bicycle parking spaces per LUC Sec. 3.3.8 for Administrative Offices is minimum 2 short term and 2 long term spaces. Revise calculations and show location of both short term and long term spaces on the site plan.

10. DS 2-01.3.9.J The future MS&R right of way may be indicated incorrectly. The new Grant Rd. widening may or may not require future dedication. Contact Mike Holder with Tucson Department of Transportation and Dorothy Wiedman with Real Estate Division concerning the location of the future right of way along the front of this property.

If future dedication is required, a future site plan will be required to be submitted clearly indicating how this site will meet all codes requirements once the widening occurs. A MS&R Covenant would be required to be recorded. Provide recording information on the site plan along with a note clearly indicating that at the time of widening any changes to this site will be at no expense to the City of Tucson.

11. DS 2-01.3.9.O Provide dimensions from property lines and future curb location to each building. Remove the standard 21' setback lines.

12. DS 2-01.3.9.R Provide dimensions for all sidewalks clearly indicating the required width of 4'.

13. DS 2-01.3.9.V Please indicate the location and type of postal service to assure there are no conflicts with other requirements. If mail is to be delivered to an area within a building please state so on the plan.

14. DS 2-01.3.9.W If applicable, indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under Development Standard 2-01. The following items need to be addressed:


SITE PLAN: It is recommended that Development Standard 2-01 "Development Package" be reviewed prior to resubmittal. DS Sec.2-02 and 2-05 no longer exists and all reviews fall under DS Sec.2-01 for Development Package. The standard has changes that must be incorporated into the plan sheets for review and approval.

1) DS Sec.2-01.2.0: Revise the development plan documents to remove the reference to "Book __ Page __" as shown in the lower right and upper right portions of the plan sheets.

2) DS Sec.2-01.2.5: Revise the development plan document to include the CDRC approval stamp in the lower right quadrant of each sheet. The link to the stamp can be found here: http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp

3) DS Sec.2-01.3.2.D: Revise the title block on the development plan document to include the administrative address.

4) DS Sec.2-01.3.3: The relevant Development Plan Package number (DP11-0023) may be added to the lower right hand corner of the plan on all sheets.

5) DS Sec.2-01.3.5: Revise the plan set to include a sheet index on the first sheet listing the names of each sheet included in the development plan package, to include the Landscape Plan.

6) DS Sec.2-01.3.9.H: Provide approval (email or letter) from TDOT for the future MS&R right-of-way lines as shown. It is acknowledged that the lines match the last approved site plan (T07CM01666) however due to the new Grant Road widening project verification from TDOT is required to ensure that no conflict exist per the proposed Public Improvement Plans.

7) DS Sec.2-01.3.9.T: Provide approval (email or letter) from Environmental Services for the elimination of the existing refuse enclosure and the proposed rollout dumpster. Verify that the rollout meets all requirements within DS Sec.6-01.


GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
