COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This comment has not been addressed DS 2-01.3.7.A.9.c Provide expansion calculations clearly indicating the percentage of building expansion for this project. The new building square footage (9192) divided by the existing building square footage (63870) equals a fourteen (14) percent expansion. Provided on the plans. FYI: Covered porches, balconies, entry ways do not count towards building expansion,

2. This comment has not been fully addressed. DS 2-01.3.8.C Along Ft. Lowell clearly indicate the location of the future curb. Along Wilson Ave. and Olsen Ave. clearly indicate the ½ right of way width as well as the nearest lane of travel location. Provide dimensions for all of the above.

3. DS 2-01.3.9.H.5.d The indicated short term bicycle rack on detail 7-SP1.2 indicates two type of racks, inverted "U" and a ribbon rack. The ribbon rack is not an approved type of short term bicycle. See LUC Sec. 3.3.9.5. Revise detail.

4. This comment has not been addressed. DS 2-01.3.9.O Provide all building setback dimensions to the new construction (porches, additions, clear story additions) portions of this project from the correct property line, back of future curb or the nearest travel lane which ever is required. It appears that the addition at the north west corner of building B is being proposed to be built in the right of way. This is not allowed under any circumstance. If the new porches or additions do not meet the required setback a DDO (Design Development Option) will be required.

Per your response, that the overhang is what is shown on the site plan, no portion of the building, including overhangs, eaves, etc. are allowed to encroach into the right of way without processing a Temporary Revocable Easement (TRE) through the Real Estate Division of the City of Tucson. Provide documentation showing approval of the TRE or a redesign may be required.

Roof overhangs, awnings, eaves, etc. are allowed to project 2' into the required building setback but must be maintained on the property.

If a DDO is applied for and approved provide on the plans the case number, date of approval, what the DDO is for and any conditions of approval.

FYI: The indicated future covered parking structure, general note "C" on sheet SP1.1 does not appear to meet the required setbacks of 10' or ¾ the height of the structure. At the time of permitting a DDO variance would be required.

The Development Package (DP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The fut. FOC location for a 100' MS and R is 11' from the fut. R/W line. All SVT's begin at the face of curb with the stem side of the SVT is drawn toward the property, not the street. The SVT dimensions for a local st. to an arterial (Ft. Lowell Rd.): NS = 20'x 340', FS = 20'x 125'. The SVT dimensions for a Drive/PAAL to a Local St. (Olson and Wilson Aves.): NS = 20'x 185', FS = 20'x 110'.
3. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
4. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. This also includes the lateral side streets Olsen and Wilson Avenues.
5. Provide City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
6. Edit general site note E: "Depress all landscaped areas 6" maximum for water harvesting". The plan shows "6" minimum", should read "6" maximum".

Drainage Statement:
1. The DS has been accepted by engineering.
