COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-01.2.6 The provided location map indicates this project is in Marana, revise to Tucson Az.

2. DS 2-01.3.3 This project has been assigned case number DP11-0015. Place this number near the lower right corner of all sheets.

3. DS 2-01.3.7.A.4 List the existing use as follows: Family Dwelling "P", subject to: Sec. 3.5.7.1.F

4. DS 2-01.3.7.A.9.c Provide expansion calculations clearly indicating the percentage of building expansion for this project.

5. DS 2-01.3.8.C Along Ft. Lowell clearly indicate the location of the future curb. Along Wilson Ave. and Olsen Ave. clearly indicate the ½ right of way width as well as the nearest lane of travel location. Provide dimensions for all of the above.

6. DS 2-01.3.9.H.2 Show correctly the existing and future sight visibility triangles.

7. DS 2-01.3.9.H.5.a Per the last approved site plan this site is considered legal nonconforming for parking, indicating 114 parking spaces being provided. Revise parking calculations to indicate the amount of existing parking (114) and indicate the number of new required parking spaces (3 two bedroom units = 6 parking spaces). The total number of required parking spaces is then 120. Remove note indicating on street parking.

Revise note in the project scope portion of sheet T1.1 in regards to the existing parking.

8. DS 2-01.3.9.H.5.d Provide long term and short term bicycle parking for the 3 additional units. Provide a dimensioned detail of the short term and long term bicycle parking spaces including a detail of the type of racks and lockers being provided. Minimum 2 short term and 2 long term bicycle parking spaces are required.

9. DS 2-01.3.9.O Provide all building setback dimensions to the new construction (porches, additions, clear story additions) portions of this project from the correct property line, back of future curb or the nearest travel lane which ever is required. It appears that the addition at the north west corner of building B is being proposed to be built in the right of way. This is not allowed under any circumstance. If the new porches or additions do not meet the required setback a DDO (Design Development Option) will be required.

If a DDO is applied for and approved provide on the plans the case number, date of approval, what the DDO is for and any conditions of approval.

In the code analysis portion of sheet T1.1 revise the requited setbacks to the correct distances. Street (Ft. Lowell) : 21' or the height of the wall of the structure whichever is greater from the back of future curb. Side Streets (Olsen and Wilson): 21' or the height of the wall of the structure whichever is greater from the edge of the nearest travel lane. Back (or south): 10' or ¾ the height of the wall of the structure whichever is greater.

10. DS 2-01.3.9.Q In the code analysis provide the correct maximum building height (40').

FAR calculation are not required please remove.

Lot coverage calculations are required. Provide the maximum allowed (70%) and the provided. Lot coverage includes all buildings and vehicle use area.

11. DS 2-01.3.9.H.1 Provide the width of the PAAL on the site plan. Minimum width is 24' for a two way PAAL.

RESUBMITTAL REQUIRED: Development Package and Drainage Statement.

The Development Package (DP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Please provide property description per D.S. 2-02.2.1.3.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The fut. FOC location for a 100' MS and R is 11' from the fut. R/W line. All SVT's begin at the face of curb with the stem side of the SVT is drawn toward the property, not the street. The SVT dimensions for a local st. to an arterial (Ft. Lowell Rd.): NS = 20'x 340', FS = 20'x 125'. The SVT dimensions for a Drive/PAAL to a Local St. (Olson and Wilson Aves.): NS = 20'x 185', FS = 20'x 110'.
4. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. Any const. in the FEMA regulated flood plain requires a Flood Plain Use Permit (FUP). Separate FUP's will be required for Bldg. "A" and Bldg. "B". The FUP for the proposed patio wall in the flood plain will be attached to Bldg. "B's" FUP. Submit 2 sets of the site plan, drainage statement along with the FUP application for both buildings.
5. Construction cost estimates are required or shall be included for any improvements to any structures that are attached to Bldg. "A". This includes Bldg. J, Bldg. L and the associated improvements.
6. The construction cost of the improvements shall not exceed 50% of the total appraised/assessed value of the existing structure, not including the land. An appraisal for each bldg. separate from the cost of the land that is located in the FEMA regulated floodplain shall be included with the cost est.
7. Provide a note on the plans indicating that any future construction (covered parking) in the flood plain shall require separate FUP's.
8. List the total disturbed area in sq. feet on the plans.
9. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
10. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. List on the plans if both are "0".
11. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
12. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
13. Provide City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
14. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27. Any const. in the FEMA regulated flood plain requires a FUP. See comment no. 4. Walls constructed in flood plain shall be built with engineered drainage openings.
15. Show Development plan (DP11-0015) number on all sheets per D.S. 2-02.2.1.29.
16. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Call out that any new construction done to the existing refuse enclosures shall be per COT Development Standard 6-01.0.
17. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
18. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
19. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers and/or sidewalk scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof drain/sidewalk scupper locations have been designed and located and that the 10-year flow must be conveyed under any other sidewalks and/or pedestrian paths will suffice.
20. List the consulting engineer and the owner/developer on the plans with the pertinent information.
21. A floodplain use permit is required.
22. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
23. "A grading permit may be required for this project depending on the earthwork quantities listed plan. See note no. 10. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".
