DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is November 13, 2012

2. As this is a Development Package the building plans are not relevant to this review. Remove all building plans from the set prior to the next submittal. The only sheets required are DP1 & DP2.

3. D.S. 2-01.3.2.D Provide the street address adjacent to the title block

4. D.S. 2-01.3.3 Provide the Development Package Number, DP11-0009, adjacent to the title block.

5. D.S. 2-01.3.7.A.4 General Note #3 states "PROPOSED USE OF PROPERTY IS RELIGIOUS USE SUBJECT TO 3.5.3.6". The subject to section is not correct. Per LUC Section 2.5.3.2.C.10 there is no subject to section for Religious Use. Also remove all other use references from the note except "GENERAL MERCHANDISE SALES, C-1, 28 SUBJECT TO 3.5.9.2.C & C-2 SUBJECT TO 3.5.9.2.A

6. D.S. 2-01.3.7.A.9.a Clarify the difference in "TOTAL NEW BUILDING/USE AREA PROPSOED 109,189 S.F." shown under "Percentage of Project Expansion" and "GROSS FLOOR AREA OF EXISTING AND NEW BUILDING 105,425 S F."

7. D.S. 2-01.3.9.A Draw in all proposed lot lines with approximate distances and measurements. That said provide the lot line distances on the plan.

8. D.S. 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. That said show all required adjacent zoning on the plan.

9. D.S. 2-01.3.9.H.5.a The vehicle parking space calculation should include the square footage of use area, see comment 3 above.

10. D.S. 2-01.3.9.H.5.a & D.S. 2-01.3.9.H.5.d The vehicle parking space calculation references LUC Section 3.3.4.2 RETAIL TRADE USE GROUP, Shopping Center ratio of 1 space per 3000 sq. ft. GFA. If you elect to use this calculation you will need to show that the requirements of LUC Section 3.3.8.2.B Minimum Bicycle Parking spaces, are met for the entire site. Zoning recommends that you use the 1 space for 200 GFA which the last DP was approved under and no additional bicycle parking will be required.

11. D.S. 2-01.3.9.H.5.a Based on the provided last approved site plan there were ninety-nine (99) vehicle parking spaces provided. The new parking calculation shows eighty-five (85) provided. That said a Board of Adjustment for Variance will be required to reduce the vehicle parking.

12. D.S. 2-01.3.9.H.5.d The provided "BIKE RACK" detail does not meet the requirements of LUC Section 3.3.9.2.B. If the new calc is used revise the detail.

13. As Bear Canyon Road is shown as a Scenic Arterial Street on the MS&R Map provide the 400' Scenic Corridor Zone on the plan. Zoning acknowledges that the Scenic Corridor Zone for Tanque Verde Road and Catalina Hwy. are shown on the plan.

Add the following Scenic notes to the site plan.

14. No grading beyond that is necessary for siting of buildings, drives, private yards, and structural improvements. All viable vegetation with a caliper of 4 inches or greater and all saguaro cacti will be preserved or relocated on the site per the Native Plant and Preservation Ordinance.

15. Drainageways are to be maintained in their natural state.

16. All new utilities for development on private property or public right-of-way will be underground. Trenching is permitted for the placement of utilities lines, if area is revegetated in accordance with Land Use Code Sec. 3.7.5.2.D

17. Building or structure surfaces, which are visible from the Scenic Route, will have colors which are predominant within the surrounding landscape, such as desert and earth tones.

18. Fencing and freestanding walls facing the Scenic Route will meet the material restrictions in Sec. 3.7.3, Screening Requirements.

12/30/2011 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Verify the first floor elevations for the building being modified and its addition. The rim elevations for the manholes and the contour lines for the site appear to be approximately 40-feet below the first floor elevation for the building.
2. Show how the high-pressure gas line and gas meter are to be relocated prior to adding the new portion of the building.
3. Revise the site drawing to include the following information:
a. the location and size of the water meter and backflow preventer
b. the location of the main water lines and fire hydrants
c. the size of the public sanitary sewer
