Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is November 09, 2012 1. D.S. 2-01.3.3 Provide the Development Package Number, DP11-0008, adjacent to the title block. 2. D.S. 2-01.3.7.A.4 Revise General And Site Note 4 to show a use as listed in the LUC. The existing and proposed use should be listed as R-3 Family Dwelling "P" & O-3 Family Dwelling "L". 3. D.S. 2-01.3.7.A.9.b Provide a lot coverage calculation that meets the requirements of LUC Section 3.2.9. The calculation should be broke out for the square footage for both the R-3 and O-3 zones based on the applicable development designators. It appears that the lot coverage will be exceeded in the R-3 zone. As new construction is proposed in this area a Board of Adjustment for Variance will be required. 4. D.S. 2-01.3.9.c Provide a building area expansion calculation on the plan. Please clarify what "LOT AREA" is being expanded. 5. D.S. 2-01.3.9.H.5.a Clarify what vehicle parking ratio or bedrooms count was used for the required vehicle parking number. 6. D.S. 2-01.3.9.H.5.a Based on the provided last approved site plan there were ninety-nine (99) vehicle parking spaces provided. The new parking calculation shows eighty-five (85) provided. That said a Board of Adjustment for Variance will be required to reduce the vehicle parking. 7. D.S. 2-01.3.9.H.5.a As restriping of the vehicle parking is proposed provide a detail for the standard vehicle parking space. 8. D.S. 2-01.3.9.H.5.d Clarify what the bicycle parking calculation was based on. 9. D.S. 2-01.3.9.H.5.d Per "NEW SITE PLAN KEYNOTE" #8 the bicycle parking is new. That said the bicycle parking is required to meet LUC Section 3.3.9 for Short-term bicycle parking. Provide a detail that shows how the proposed Short-Term bicycle parking meets the requirements of LUC 3.3.9.2.B. 10. D.S. 2-01.3.9.O It does not appear that the proposed expansion meets setback to the street. Provide a dimension on the site plan/detail. A Design Development Option (DDO) may be required. If a Board of Adjustment for Variance is applied for the vehicle parking the setback can be included in the variance process, see comment 6 above. 11. D.S. 2-01.3.9.Q Provide the building height for the proposed expansion within the building footprint on the site plan. 12. D.S. 2-01.3.9.R Demonstrate how the proposed accessible vehicle parking spaces provide access to the existing sidewalk. 13. There appears to be worked proposed in the right-of-way along 8th Street. Provide documentation from COT Transportation Department that allows this work to be done. A Temporary Revocable Easement (TRE) may be required prior to approval of this plan.
