Water Street Development Package TRANSMITTAL DATE: 11/14/11 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. FYI: Development Standards 2-02 has been eliminated from the development standards. All future site plans will be submitted as a development package and must comply for content and layout with Development Standards 2-01. 2. DS 2-02.2.1.A.2 Provide a legal description of the property on the site plan for the lot after the lot combination. Provide a copy of the approved lot tax parcel combination. 3. DS 2-02.2.1.A.8 The parking spaces along the west side of the property are indicated as overhanging into the required landscape border. Per LUC Sec. 3.3.6.8.A barriers are required to prevent damage to the landscape. Provide a note or call out clearly indicating the location of the required 6" curbing. The notes 1,2,&3 under parking requirement are all incorrect as far the code references as well as adjacent to Parking Requirement title. Revise. 4. DS 2-02.2.1.A.9 Review LUC Sec. 3.3.8 for the number of required long term and short term bicycle parking spaces as well the required layout and location. Provide a detail of the long term and short term bicycle parking spaces clearly indicating dimensions, spacing, width, access aisle, surfacing materials, lighting, type of bicycle rack and locker. Per the LUC Sec. 3.3.8.2.B The number of short term bicycle parking spaces required for this project is 3. The number of required long term bicycle parking spaces is 13. Revise calculations and indicate location of required spaces. 5. DS 2-02.2.1.A.20 Provide on the site plan the location of all easements along with recording information, what the easement is for, width, etc. On the utility plan are indicated utility lines along the west side of the property. If these utility lines are for another property clearly indicate and provide an easement. 6. DS 2-02.2.1.A.31 In the proposed use remove the word Single. The use is "Family Dwelling "K" subject to: LUC Sec. 3.5.7.1.F". Which indicates multi-family use. In the density calculations the correct LUC Sec. is 3.2.3.1.C. Revise. 7. DS 2-02.2.1.A.31 A trash enclosure is indicated in the lot coverage but is not shown on the plan. Clearly indicate the location of trash enclosure. See Engineering comments.
