COMMENTS: Please resubmit two rolled copies of the revised drawings along with redline copies and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning has reviewed the revised plan sheets and acknowledges that all zoning comments have been addressed.

As per a discussion with Michael Schooler on December 28th, 2011, Michael was informed that zoning had reviewed the revised plans sheets and that zoning was satisfied with the revisions made to the plans.

However the PDSD plans reviewer signature stamp was changed on the new set which is no longer used by PDSD. Zoning is requiring that prior to final approval of the development package, that the new plan reviewer signature stamp be added to all the plan sheets in the development package. Zoning will sign off on the plans on the next submittal or over the counter if all plans reviewers approve the Development Package. Signatures from all Planners will be required on the new plan sheets.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package, Drainage Statement (Cypress Civil Development, 21OCT11) and Stormwater Pollution Prevention Plan (Cypress Civil Development, 04NOV11). Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under Development Standard 2-01. All comments reflect Site Plan, Grading Plan and SWPPP review. The following items need to be addressed:

SITE PLAN:

1) New: DS Sec.2-01.2.5: Revise the development plan documents to include the CDRC approval stamp in the lower right quadrant of each sheet. The link to the stamp can be found here: http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp

2) New: DS Sec.2-01.3.9.M: Revise the plan set, specifically Sheet 4 and all Keynotes that reference Detail _ on Sheet 3. With the new format submitted the new sheet reference should state Detail _ on Sheet 5 and/or 6 (which ever is applicable).

3) New: DS Sec.2-01.3.9.N.1: Revise the plan set, specifically Keynote #11 on Sheet 4 to reference the required 8-inch depression for the proposed water harvesting areas per the Drainage Statement requirements for retention volume.

4) Restated: DS Sec.2-01.3.9.R: Revise the plan set to clearly label the minimum 4-foot clear sidewalk widths for all sidewalks adjacent to the existing building. Per DS Sec.2-08.5.1.A all sidewalks must provide a minimum 4-foot clear width. Label this width in plan view on Sheets 2, 4 and 6 along with all associated Details. Sheet 2 calls out the 4-foot dimension however it appears from plan view and Detail 3/Sh 6 that the handicap signs encroach within this area, clarify. Also on Sheet 4 the sidewalk along the north side of the building is still labeled as 3.5-feet which does not meet the minimum 4-foot dimension, revise the plan view and Detail 1/Sh 6 to clearly label the 4-foot minimum dimension.

SWPPP: The proposed SWPPP meets the minimum requirements of the AzPDES Construction General Permit (CGP).

GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comments provided above.
