COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. It appears that Tom Thivener has requested additional information after the plan was submitted for review and the changes that he would like to see are not incorporated in this plan set. Therefore Zoning is willing to approve the development plan conditionally with the understanding that zoning will review the Mylar or final submittal set assuming that all other agencies approve outright or conditionally, the plan. If other review agencies require full submittal zoning will require the submittal as well. In addition to the changes to the plan, you must provide a memo from Tom Thivener acknowledging the changes and his approval.

Previous Comments related to Bicycle Parking:

Note 12. The number and facility type of bicycle parking required is listed correctly on the plan. However phase 2 is not listed with any facilities. A minimum of 2 short and long term facilities each is required for phase 2. Revise the bicycle parking calculation to reflect this change. Also it does not appear that any bicycle parking facilities have been provided or depicted for the phase 2 building. Please keep in mind that the bicycle parking requirements have changed and that all requirements must be met. Short term facilities must be placed within fifty (50) feet of the front doors of all buildings and must be visible from the door. The plan must demonstrate compliance with this LUC section.

4. Proposed change #9 - Add the five foot access aisle to the bicycle facility details. Also demonstrate on the plans that the short term bicycle facilities will be provided and visible within 50 feet of the front door of the new buildings. If additional details specific to the type and location of the facility is required, add the detail drawings to sheet 1 or 2.

12/29/2011 JOE LINVILLE LANDSCAPE REVIEW Approv-Cond The scope of work on the site is not clear in terms of the landscape installations. The plant legend should include the quantity of each species proposed for the current and future phase and the existing landscape should identified on the plans. The plan should not be titled an "as-built" if new landscaping is proposed. Revise the title block as necessary to clarify.

Dear Jeff:

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made, please submit the following documents for sign-off.

1 Rolled COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional print copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City’s contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your prints to the CDRC office for sign-off approval. The printing company will deliver the original rolled prints to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing.

A Development Plan remains valid for a period of three (3) years from the date of approval. This Development Plan will expire on 12/30/11 per LUC 5.3.8.2.B.

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. THE STAMP IS LOCATED AT http://www.tucsonaz.gov/dsd/CDRC___Rezoning/CDRC/CDRC_Stamp/cdrc_stamp.html.
BLUELINE SETS THAT DO NOT HAVE THE STAMP WILL BE RETURNED FOR CORRECTION.
