Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 08/24/2012. 2. DS 2-01.3.7.A.4 Revise general note #2 in regards to the proposed use as follows: Parking "40", subject to: Sec. 3.5.4.12. Add the subject to section. 3. DS 2-01.3.9.H.5.a The total of 82 parking spaces will require 3 handicap parking spaces. Revise general note number 4 to the correct number of required handicap parking spaces. On detail 5 on sheet 5 of 9, provide a dimension from the front of the parking space to the front of the wheel stop, minimum 2'-6". The dimension in front of the east parking spaces of 2.67' appears to be from the street side of the wall to the front of the parking space. This does not leave enough room to meet the 2'-6" overhang requirement for a vehicle. Minimum requirement is 2'-6" from the front of the parking space to the wall. Revise. 4. DS 2-01.3.9.H.5.d Bicycle parking is not required for this project but if being provided they must meet the criteria of LUC Sec. 3.3.9 for design as well as pedestrian circulation to the bicycle parking spaces. If not provided remove from calculations. The bicycle parking calculations are still in general note number 4. 5. Provide a separate letter clearly indicating how each of the conditions of rezoning have been met. Once the necessary corrections are made per Zoning, Addressing, please submit the following documents for sign-off. 1 Rolled COMPLETE SET of the Development Plan, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews. 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. Additional print copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City’s contracted print company and billed to you unless you already have an account at another printing company.
