As per the 2010 ADASAD, the requirements for detectable warnings is not limited to platform boarding edges as per section 705. a. Engineering Division of Planning & Development Services Department has received and reviewed the revision to the Development Package and does not recommend approval until the following comments are addressed. Comments are primarily for grading plan sheets. COMMENTS 1) For grading / drainage plan / grading section sheets, provide 100-yr ponding limits on planviews and applicable sections. 2) Show more spot elevations to indicate positive gradients through waterharvesting / basin areas. Although minimum of 0.5% is required, 1 % may be needed to assure that post-construction conditions do not have ponding issues that may delay the project completion. 3) Provide geotechnical addenda providing recommendations for setbacks for structures from proposed ponding areas and irrigation lines, including pavement and building structures. Assure plans show conformance to these geotechnical recommendations, or abide by IBC code for positive gradient for 10-ft at 5% from structures. 4) Add Notes to sheets where offsite improvements are proposed to occur; PIA or right-of-way use permitting may be required. 5) Address the following comments for the SWPP sheets: a. On sheet C8.2, add notation or clarify that 50-ft min width stabilized entrances are needed unless are is not available within grading limits. 6) DS Sec.3-05 Table 1 (value "A"): Label parking stall angle for the proposed angled parking. a. DS Sec.3-05 Table 1: Revise stall layout to provide minimum distance dimensioned according to minimum distance shown in Table 1 for value "E". b. DS Sec.3-05.2.3.C.2: The proposed stalls with landscape islands are measuring too short. Assure minimum 15.5 feet is provided with the 2.5 feet that includes wheel stop for stalls in front of the landscape islands per DS Sec.3-05 Figure 5. c. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is May 10, 2012. 2. DS 2-01.3.3 - This project has been assigned the development plan case number D11-0014. List the case number next tot eh title block of all plan sheets. 3. DS 2-01.3.7.F - Under the City of Tucson Trail Notes section, provide the Alamo Wash ROW covenant recordation. Fill in the blanks book and page or if a new recordation revise to include the sequence number. 4. The following comments are based on the review of the site sheets and under the DS 2-01.3.8. Comments are not necessarily based on only existing site conditions. a. On sheet C1.1, clarify if there exist or proposed screen walls or monument signs within the sight visibility triangles. It appears from the drawing that both are within the Grant Road and Beverly St. intersection SVT's. A DSMR approval and specifically approval by Traffic engineering will be required if the SVT's are obstructed. Contact Patricia Gehlen for additional information on the DSMR process and application. b. Review match line sheets numbers and verify consistency with actual sheet matches. It appears that some of the match sheet numbers are not correctly labeled on some of the sheets. c. Verify the West Pavilion building square footage noted on sheets C1-6 and C1-7. The total is listed as 219,000 GSF but in adding the square footages listed the total adds up to 205, 264 square feet. Revise all plan sheets where this error occurs d. remove any reference numbers that are listed in the lower right corner of the plans sheets that do not apply to this specific development plan. 5. I could not verify the bicycle parking for the Pavilion building. As you may be aware by now the revised vehicle and bicycle parking ordinance was adopted in last 2 months. While the PAD has specific vehicle parking ratios the bicycle parking ratios are not listed on the plan (at least that I could verify). Provide the location and number of both short and long term bicycle parking facilities. Include any calculations related to the new Pavilion development. 6. DS 2-01.3.9.Q - Provide the correct square footage of the Pavilion building, and the specific use(s) of the building is to be listed on the sheets depicting the building footprint. 7. Additional Comments may be forthcoming based on response to the zoning comments and revisions made to the plan sheets. 8. Zoning has no comments related to the grading plan on this review as there are probably changes that will be required on the plan sheets. Zoning will review the grading plan at the next submittal.
