DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The phasing calculations are not correct. Phase 1 should include all existing building square footages in the applicable calculations. The lot area that is currently being used should be included in the applicable calculations. Phase 2 should include all existing building square footages in the applicable calculations. The lot area that is currently being used should be included in the applicable calculations.

2. D.S. 2-01.3.9.H.5 Demonstrate on the plan how vehicles access is prevented for the Phase 3 area located in the southwest quadrant of the plan. There does not appear to be any barriers located south and west of the existing Detail Building (7).

3. D.S. 2-01.3.9.H.5.d The bicycle parking calculations are not correct. Per LUC Section 3.3.8.2.B, RETAIL TRADE USE GROUP, Construction Material Sales, Furniture, Carpet, or Appliance Store; Heavy Equipment Sales; and Vehicle Rental and Sales - Short-term required 2, Long-term 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces. The Long-term bicycle parking calculation is based on gross floor area of all buildings on site.

4. D.S. 2-01.3.9.T The proposed dumpster enclosure called out under keynote 10 will need to be included in the phase 2 as the existing is scheduled to be relocated in phase 2.

5. D.S. 2-01.3.9.X The screen wall, landscape buffer and sidewalk required by re-zoning conditions 11, 16 and 23 will need to be in place by April 14, 2013 see re-zoning condition 8.
