DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning Review Section conditionally approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. This development plan was reviewed for full code compliance for all areas that have been modified and or expanded.

3. D.S. 2-05.2.2.B.2 List the development plan case numbers, D11-0011, in the lower right corner, next to the title block.

4. D.S. 2-05.2.2.6 As Board of Adjustment Variance Requests Granted comment #3 is no longer valid remove it from the development plan.

5. D.S. 2-05.2.4.B List the zoning classification for the parcels located south of Ganley Road.

6. D.S. 2-05.2.4.D As the paved area shown directly south of "EXISTNG BUILDING 10,106 S.F." is not show on either of the last approved plans provided current code must be met. Per Ordinance 10886 LUC Section 3.3.6.8.A Barriers, such as post barricades or wheel stops curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, damaging adjacent landscaping , wall, or buildings, overhanging adjacent sidewalk areas or unpaved areas and/or driving onto unimproved portions of the site. That side, provide some type of barrier around the entire paved area.

7. D.S. 2-05.2.4.M Clarify what the use of the proposed canopy will be.

8. D.S. 2-05.2.4.M Per LUC Section 3.5.5.1.H Outdoor storage, when permitted, shall not be located in a street perimeter yard. That said the "EQUIPMENT STORAGE AREA" shown south of the "EXISTNG BUILDING 10,106 S.F." is not allowed. For your info the Street Perimeter Yard is defined as;. The perimeter yard between a street lot line and a building.

9. D.S. 2-05.2.4.M Per LUC Section 3.5.5.1.H Outdoor storage in the P-I zone is limited to twenty-five (25) percent of the site area. Provide a outdoor storage calculation on the plan.

10. D.S. 2-05.2.4.Q Demonstrate on the plan how the requirements of Ordinance 10886 LUC Section 3.3.9.4.B.2, .3 & .4 are met.

11. D.S. 2-05.2.4.Q of Ordinance 10886 LUC Section 3.3.8.2.B INDUSTRIAL USE GROUP. @ 1 space per 15,000 the required number of Long-Term bicycle parking spaces would be 3 not 4, please revise the calculation.
