01/05/2011 | STEVE SHIELDS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: Brio Tuscan Grill @ Tucson Mall Development Plan (1st Review) D10-0047 TRANSMITTAL DATE: January 5, 2011 DUE DATE: January 13, 2011 DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is May 26, 2011. 2. This development plan was reviewed for full code compliance for the area of revision only. 3. D.S. 2-05.2.2.B.2 Provide the development plan number D10-0047 in the lower right corner of the plan. 4. D.S. 2-05.2.4.K Provide a width dimension for the proposed sidewalk located long the south side of the proposed building. Two (2) different dimensions are required as the sidewalk width varies. 5. D.S. 2-05.2.4.K As width dimensions were not provided for the southern sidewalk the following comment is based on information provided by Lisa Bowers, Metro Permit; the western portion of the southern sidewalk is 4.0' wide and the eastern portion of the southern sidewalk is 3.66'. Per D.S. 2-08.5.1.A All sidewalks will be a minimum four (4) feet wide. That said a approved Development Standards Modification Request (DSMR) is required to reduce the width of the sidewalk. The DSMR must be approved prior to approval of the development plan. If approved provide the following DSMR information on the development plan; DSMR Number, Date of Approval & what was approved. 6. D.S. 2-05.2.4.P Provide a dimension for the proposed wheel stops shown for the vehicle parking spaces shown along the southern side of the proposed building.
