DEVELOPMENT PLAN:

1) DS Sec.2-05.2.1: Revise General Notes #13 and 14 to correct the space alignment so that it is clearly legible for the entire note.

2) DS Sec.2-05.2.1.K: The development plan number (D10-0041) must be added to the lower right hand corner of the plan.

The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:
Obtain a letter from the PCRWRD’s Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

If you are not planning any new sewer then add a General Note that states:

THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.

Call out the rim and invert elevations for the existing private manholes on site.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

12/21/2010 JOE LINVILLE LANDSCAPE REVIEW Approv-Cond There is a potential discrepancy between the approved Development Plan (Bk. II, PG 32) and the current proposal with regard to the location of the masonry wall adjacent to the Rillito River Linear Park. The approved plan indicates that the wall was to extend west of the existing building to screen the parking lot. Clarify as necessary.

COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 11/22/11.

2. DS 2-05.2.1.K The applicable development plan numbers located near the lower right corner should be as follows: D02-0018, C12-88-20A, C12-88-20B, C12-88-20D. Place the BK11 and PG32 number on the lot. The indicated BK17 and PG80 on lot number 5 is incorrect the correct number is BK26 PG61.

3. DS 2-05.2.2.A.1 List the name, address, phone number of the developer of this project

4. DS 2-05.2.2.B.3 In general note #3 list the existing use as follows: Recreation "34"

Correct "typos" in general notes #14 & #15.

5. DS 2-05.2.2.B.10 In the general note #4 indicate that this project has been designed to meet the criteria of Sec. 2.8.3, Major Streets and Routes (MSR) Setback Zone.

6. DS 2-05.2.4.K Along the west side of the new enclosed canopy a min. 4' sidewalk will be required between the parking spaces and the building. See DS 2-08.4.1.C.

The parking spaces along the west side of the new enclosurre will be required to have wheel stop curbing provided to prevent overhanging the above mentioned sidewalk unless the sidewalk to be provided is at least 6'6" in width. Provide a dimensioned detail clearly indicating the location of the wheel stops as being a min. 2'6" from the front of the parking space.

7. DS 2-05.2.4.O Provide on the plan the number of required and provided loading zones.

8. DS 2-05.2.4.Q Provide on the plan the number of required and provided bicycle parking spaces.

9. DS 2-05.2.4.M Provide the allowed and proposed Floor Area Ratio (FAR) for this project.
