D.S. 2-05.2.4.K & D.S. 2-05.2.4.P There are two accessible vehicle parking spaces shown south of the proposed angled vehicle parking spaces. Demonstrate on the plan how access is gained to an accessible route on site from these parking spaces. 2. D.S. 2-05.2.4.P Based on the letter from Gene Goldstein dated July 11, 2011 the vehicle parking space calculation was to be revised to show all medical office based on the current LUC Section 3.3.4.2. The calculation provided on the submitted plan still shows a mixed use of medical office @ 1 per 175 and office @ 1 per 200, please clarify. 3. D.S. 2-05.2.4.P Development Plan Keynote 8 points to the proposed angled parking. This keynote references "refer to an enlarged details sheet 3", there is not a detail that shows angled parking. 4. D.S. 2-05.2.4.P Clean up the accessible vehicle parking area along the west side of the existing building. There are several accessible pavements markers that overlap and/or are shown within the landscape areas. 5. D.S. 2-05.2.4.Q Based on the letter from Gene Goldstein dated July 11, 2011 the revised LUC parking requirements were elected for use on this project. That said if the revised LUC vehicle parking requirements are used then the revised bicycle parking requirements are to be used. Wilmot Road Rev Development Pkg D10-0040 (First Review) T14S, R14E, Section 12 RESUBMITTAL REQUIRED: Development Package and Drainage Statement. The Development Package (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the revised DP. 2. It is unclear on the plans what is actually being revised because of the other improvements done on the DP are also highlighted. Perhaps a way can be shown to distinguish what work is actually being proposed for the revision. 3. It is understood that the DP was approved as submitted minus the proposed revisions, however a number of discrepancies have been found in the "Development Plan Keynotes" and should be corrected. Re-check all the keynotes to ensure their accuracy. The following are a few of the keynotes that I have noticed, but not limited to, that need correcting: " Keynote no. 3 - Where is this used? " Keynote no. 4 - A key note just east of the revision is "floating" and not pointing to anything. " Keynote no. 8 - Calls out a parking detail that does not match any of the details shown on sheet 3. " Keynote no. 16 - Where is this used? " Keynote no. 22 and 34 - Refers to the grading plan. Where is the grading plan in the Dev. Pkg? See comment no. 4. " Keynote no. 41 - The parking island needs be detailed on the grading plan in order to be able to construct it. " Keynote no. 47 - Calls out for a 2.5' vehicle overhang but the indicator is in the water harvesting area. 4. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes per D.S. 2-01.3.9.M, A conceptual grading plan is required on projects with significant topographic conditions. The DSD Engineering Administrator or designee will determine the need for such a plan. It has been determined that there will be a grading plan submittal required because of the large area being paved. It must be demonstrated how the stormwater from the new paved area will be handled. Submit a drainage statement along with the grading plan upon the completion of a grading permit application. Further comments may be forth coming when the grading plan and drainage statement are submitted. Drainage Statement: 1. A Drainage Statement will be required for this project due to the amount of increased impervious area and the stormwater drainage associated with it.
