The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:
Revise sewer plan symbology to match sewer identified in the legend.
Identify and label the approved private sewer plan used to construct the existing private sewer which serves this property. 2nd Request
Minimize private sewer intrusions in to the existing public sewer easement. 2nd Request
Call out the rim and invert elevations for all of the proposed cleanouts and the length/slope of sewer line between cleanouts. 2nd Request
Identify all existing public sewer manholes with an IMS # , label the rim and invert elevations for the existing public manhole shown on plan. 2nd Request

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third (3rd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Zoning Review Section approves the development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements.

2. It is not clear what the P12XX-XXX number is for. It is not a case number request by CDRC. Clarify if needed for internal purposes or what the case number is for.

3. For consistency revise the address in the title block of all plan sheets to include Tucson Arizona between the address and the county text or remove Pima County, Arizona and replace with Tucson, Arizona.

4. Remove all cloud symbols from the final plan submittal package. This plan has not been approved as of this date and clouds imply that revisions to the plan due to field changes have been made. The revisions that are made to this plan are as a result of review comments and do not necessitate cloud symbols. Please ensure that all cloud symbols are removed and that the final development Plan package is free of any revision clouds.

(However as a plans reviewer I appreciate the clouds for the plan review process. It makes it easier to find the changes.)

5. Grading plan comments. Zoning has no adverse comments on the grading plan as it pertains to zoning requirements. However Zoning cannot approve the grading plan until the development plan is fully approved y all CDRC reviewers. Due to additional comments that may be forthcoming changes made to the site plan may affect the grading plan and will require additional zoning review prior to final approval of the grading plan. Ensure that any changes that are required to be made to the site plan are also made to the grading and landscape plan sheets.

SUMMARY: The revised development package was submitted for the proposed Texas Roadhouse for Placita Del Rio Lot 3 improvements. Engineering Division of Planning & Development Services Department (PDSD) has received and reviewed the revised Development Package including revised plan sheets, revised drainage statement, and response letter. PDSD Engineering Division does not recommend approval of the Development Package until the remaining comments are addressed. Construction easement must be obtained prior to approval of Development Package see remaining comment 2a below.

MASTER COVER SHEETS/ GENERAL NOTES:
1) City of Tucson Development Standards (DS) Section 2-01.3.4.C: Assure the location map has section, township, and range; section corners labeled and the scale is labeled.
2) DS Sec.2-01.3.7: Address the following Development Package general note comments on sheet C1.0:
a) Regarding proposed construction outside of the lot 3 boundaries, provide reference to authorization or other construction easement for areas outside of lot 3. In response letter an offsite construction easement was to be obtained. The development package can not be approved until the recorded easement is obtained and docket/page is added to sheets C2.0 and C4.0.
b) Label as "fill" for general note 23 for earthwork quantity on sheet C1.0.

BASE LAYER SHEET / SITE PLAN COMMENTS:
3) DS Sec.2-01.3.8.M: In response letter, an onsite benchmark was provided. Clarify in response letter where the local benchmark is located. A local benchmark must be provided within the shopping center area for this project and labeled and identified on a planview on one of the sheets of the development package (preferably on sheet C4.0).
4) DS Sec.2-01.3.8.A: Southeast corner pin data is missing from the sheets. Add corner data on a planview sheet - preferably on sheet C2.0, C3.0, or C4.0.
5) DS Sec.2-01.3.8.D: It is imperative that the Fiber Optic line be clarified on the plans. Address the following comments:
a) Add the following or similar as a note to sheets C4.0 & C5.0, and clarify sheet C1.0, general note 13, and C2.0: An underground fiber optic cable exists along south and west areas of the project; all work within this area/easement must be coordinated with the proper utilities prior to any site construction. Contractor is responsible to coordinate with the fiber optic utility company for any disturbance near the fiber optic lines. No trenching or boring shall occur without coordinating with the Fiber Optic company.
b) Label "fiber optic" line in callout notes on sheets C2.0 and C5.0.

DRAINAGE REPORT COMMENTS:
6) Az BTR: Arizona registrant seal is missing from drainage statement. Provide a sealed copy of the drainage statement, and a CD copy of the sealed drainage statement with drainage addenda with next submittal.

GRADING, PAVING, UTILITIES PLAN / DETAIL SHEET COMMENTS:
7) Provide clarification on sheet C4.0 to assure scuppers are provided where roof drains cross sidewalk areas.
8) Provide clarification for solid waste pick up location and detail for solid waste containment area:
a) Clarify intent of proposed inlet manhole at center of the proposed enclosure.
b) Submit referenced "geotech" report for the subsurface design.
c) Show how stormwater runoff from the proposed building will not be directed through the enclosure but around it.
d) Clarify location of roof drain outlet for the drain located at the Northwest corner of the proposed building.
e) Assure that the Northwest roof drain is shown to outlet onto a splash pad or other type of erosion protection and directs stormwater runoff away from proposed building and is conveyed toward water harvesting/landscape area.

Please provide a revised Development Package plan sheets, copy of recorded construction easement, sealed copy of revised drainage statement, CD copy of the drainage statement with drainage addenda, and a comprehensive response letter addressing in detail responses to all of the above comments.
