DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 06, 2011.

2. This development plan revision was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of change only.

3. This comment was not addressed correctly. Zoning acknowledges that a north arrow was provided for the location map. Provide a north arrow and contour interval for the development plan. D.S. 2-05.2.1.H The north arrow, contour interval, and scale should be placed together on each sheet, preferably in the upper right corner of the plat.

4. Add a "-" in the rezoing case number between the "4" and "11". D.S. 2-05.2.2.B.2 Provide a general note stating "SEE TENTATIVE PLAT/DEVELOPMENT PLAN S05-207 FOR ALL CONDITIONS RELATED TO REZONING CASE C9-04-11"

5. This comment was not addressed correctly. General Note 1 "C-1 & C-2 is not a "USE". Revise General Note 1 to read. "PROPOSED USE - GENERAL MERCHANDISE SALES "28", SUBJECT TO: SEC. 3.5.9.2.C". D.S. 2-05.2.2.B.3 List the proposed use on the plan. The use should be listed as shown in the LUC along with the development designator and any subject to sections.

6. This comment was not fully addressed. Provide the docket and page for the water easement shown on the plan. D.S. 2-05.2.3.B All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated.

7. D.S. 2-05.2.4.O It does not appear that a large vehicle will be able to access the western most loading space shown on the plan. Show the maneuvering area on the plan.

8. Depending on how the above comments are addressed addition comments may be forth coming.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed development plan, A.S.P. Engineering Division does not recommend approval of the development plan at this time. The following items need to be addressed:

DEVELOPMENT PLAN:

1) DS Sec.2-05.2.3.B: Provide the recordation information for the water easement shown on the plan. The recordation information, location, width, and purpose of all easements must be provided in plan view.

2) DS Sec.2-05.2.1.O: Provide (label and dimension) the required onsite maneuvering areas for the loading zone adjacent to the building and sidewalk on the plan set. Refer to AASHTO for the national standards for turning radii. All radii must be shown to scale.

3) DS Sec.2-2-05.2.1.T: Revise the development plan document and the refuse Detail to clearly label and dimension all construction details for the proposed refuse container and enclosure location. Refer to DS Sec.6-01 (draft Figure 3) for all required refuse enclosure dimensions and construction details. Provide any and all sheets that are referenced on the detail to verify construction, specifically Sheets AD & AD2. It is acknowledged that Environmental Services provided approval however the detail does not meet the minimum construction requirements and must be revised before Engineering can approve the plan set.


GENERAL COMMENTS:

Please provide a revised development plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.

Further comments may be generated upon resubmittal of the development plan review.
