The Zoning Review Section approves the revised development plan for this project, subject to the following changes on the sign-off copies. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development plan to verify that those changes do not affect any zoning requirements. 2. Zoning has reviewed the proposed revisions and approves the revised development plan as represented on the appropriate plan sheets. The zoning approval is conditionally approved contingent upon approval by the City of Tucson Transportation / Traffic Department. The issues of the retaining walls in the R/W are the reason for the conditional approval by zoning. If TDOT / Traffic denies the request or proposed design of the retaining walls in the R/W this conditional approval is void. Re-submittal of the plans would be required for further review. Per the code this is only allowed when shade is provided for pedestrians and customers, such as along sidewalks, pedestrian circulation paths, and outdoor patios, consistent with Development Standard 9-10.4.3.B.1. The shade provided by plantings, shade structures, and building needs to cover at least fifty (50) percent of the aforementioned areas as measured at 2:00 p.m. on June 21 when the sun is 82° above the horizon (based on 32°N Latitude). Revise the shade calculations for accuracy to correspond with plan revisions. Include the results on the landscape plans included as part of the Development Package (sheets 18-19). The previous planting plan which used 11 Cercidium hybrids was and is acceptable. I have discussed the matter with Gary Wittwer of TDOT and we agreed that using larger trees along the Sixth Street frontage would be acceptable.
