The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:

1. Revise plan to provide diagonal striping at all parking spaces contained within the public sewer easement. Label on the plan and provide a keynote that reads the following, " A sign shall be placed in front of the striped parking that reads.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Resubmittal Required: Traffic Engineering recommends a conditional approval of the Development Plan.

After reviewing the revised development plan it is TDOT-Traffic's preference that the remaining portion of 5th Avenue public right of way (6th Street to 5th Street) be acquired by the developer or vacated to the developer by the City of Tucson. In an effort to avoid slowing down the approval process of the development plan TDOT-Traffic will entertain the idea of a real estate transaction handled through a separate instrument.

The real estate transaction for 5th Avenue shall be finalized prior to the issuance of the first certificate of occupancy. In the event that the sell of the noted right of way exceeds $50,000 then TDOT-Traffic will lift the requirements for the right of way acquisition.

The subject project has been reviewed. The Development Package shall be approved once the following comments have been addressed properly:

Cover Sheet:

1. The grading area has changed, but the cut and fill quantities were not revised. Verify that the quantities remained the same.

Base Layer:

2. The angled parking space direction along the two-way P.A.A.L. might cause a conflict with vehicles crossing the oncoming traffic lane to park, and backing out into the oncoming traffic lane. It seems that the direction of the parking spaces should math the traffic direction.
3. It is not clear what is intended by the note "ROW Abandonment by Final Plat", shown on the west side of Fifth Avenue.

Grading Plan:

4. Show all curb return radii.
5. Show the proposed screen wall, shown on the left side of Cross Section Detail C/12, completely inside the property line including the footing.

The above referenced development plan has been CONDITIONALLY APPROVED by the Community Design Review Committee. Once the necessary corrections are made, please submit the following documents for sign-off.

1 Rolled blue line COMPLETE SET of the Development Package, Landscape Plan, and the Native Plant Preservation Plan (if part of the original submittal). Please include applicable sheets from any other concurrent reviews.

1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan.

Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your plans to the CDRC office for sign-off approval.

Plans will not be signed and released until the CDRC office has been notified by PC Addressing that all fees for this plan have been paid. The CDRC office will need this confirmation in writing

PLEASE HAVE THE CITY OF TUCSON APPROVAL STAMP PLACED ON EACH SHEET OF THE SUBMITTAL SET, PREFERABLY IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK.
