Zoning conditionally approves the Development Package as submitted. As of this review there is an understanding that the Development Package will be revised in the near future due to ongoing negotiations with the adjacent landowners. It is further acknowledged that the re-submittal of the development package will include a depiction of the new layout for the northwest area of the site which will include a parking lot and revisions to 5th Avenue street design. A revised Final Plat drawing will be required for review and approval based on the final design which may include the additional parcels under negotiations. Once the revised final plat drawing is revised and approved by Mayor and council the plat will be recorded. Per the PDSD Directors concurrence of Paul J. Iezzi's letter, permits for buildings will be issued for construction assuming that complete zoning approval of the development package is granted and any MDR issues related to an appeal or conditions are addressed. PDSD will place a hold on issuance of permits until such time as complete zoning approval is granted. Once the building permits are issued a hold on issuance of the C of O for all buildings will be placed on all buildings until such time the final plat is recorded. 2. While ADA review is not a zoning purview it was noted that the two of the accessible parking spaces along the west side of building one are not keyed with a note as standard ADA or HC spaces. If one of the spaces is for a van, add a note to state which one will be the van accessible space. The reason this has come up is the angle parking. All van accessible parking spaces must have the access aisle on the passenger side. Please address as required.
