Engineering Division recommends conditional approval of the Development Plan Package at this time. This review falls under the draft policy for Development Plan Core Review, Development Standard 2-01. All comments reflect Development Plan, Grading Plan and SWPPP review. The following items need to be addressed prior to final approval through CDRC: DEVELOPMENT PLAN: 1) Completed. 2) Completed. 3) Completed. 4) Restated: DS Sec.2-01.3.3: Revise the Development Plan Package to include the case number assigned to the project (D10-0033) on all sheets of the plan set. Sheets 1, 2, 6, 7, 8, 9, 10 and 11 do not reference the case number only Sheets 2, 3, and 12 do. 5) Acknowledged: DS Sec.2-01.3.7: However per DS 2-01 and the Development Plan submittal requirement the development plan document is to include all General Notes (Site and Grading, Paving Plan Notes) together on a separate page. The current proposal has the notes on 3 separate sheets. Prior approval from CDRC will be required due to the deviation from the standard. 6) Completed. 7) Restated: DS Sec.2-01.3.8.B: Provide the letters of approval from all entities that have a vested interest in the easements on site. Label the 10-foot trail easement that is delineated along the portion of the north side of the site. 8) Restated: DS Sec.2-01.3.8.C: Revise the development plan document to correctly dimension the right-of-way line from along the southern portion of the site. Currently the right-of-way is dimensioned to the trail easement line not the property line, revise. 9) Acknowledged. 10) Completed. 11) Completed. 12) Completed. 13) Completed. STORMWATER POLLUTION PREVENTION PLAN: 14) The proposed SWPPP meets the minimum requirements of the AzPDES Construction General Permit (CGP). Please include applicable sheets from any other concurrent reviews. 1 CD that contains all of the drainage/hydrology and other reports submitted for the review and approval of this plan. Additional black line copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company.
