Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is June 30, 2011 2. This development package was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. The following comments are based on the Development Package Submittal Requirements: 1. The drawing order does not follow the Development Package Submittal Requirements. The details should follow the grading plan and the SWPP should follow the landscape planting details. The following comments are based on the Development Standard 2-01.0: 1. D.S. 2-01.3.2.D Provide an administrative street address for the proposed Park & Ride adjacent to the title block. 2. D.S. 2-01.3.3. Provide the following relevant case numbers adjacent to the title block on each sheet, D03-002, SCZ-03-13, LS-03-53, S99-036, C10-99-55 & C9-83-09. 3. D.S. 2-01.3.7.A.3 List the rezoning conditions on sheet 2. 4. D.S. 2-01.3.7.A.4 At development designator "29" the General Note 3 next to the proposed use. 5. D.S. 2-01.3.7.A.6.b As a general note state "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, SEC. 2.8.2, SCENIC CORRIDOR ZONE (SCZ); SEC. 2.8.3, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE". For the SCZ provide the date of approval, what was approved, and conditions of approval. 6. D.S. 2-01.3.7.A.9.b Per Development Designator "28" & "29" lot coverage is not relevant. Provide a floor area ratio (FAR) that includes the allowed and proposed for the entire site. 7. D.S. 2-01.3.9.A As this project is comprised of three (3) parcels a lot combination is required. Provide a copy of the approved Pima County Combination Request Form with your next submittal. 8. D.S. 2-01.3.9.H.2 Show the existing sight visibility triangles (SVT's) on the plan. 9. D.S. 2-01.3.9.H.5 It appear that one-way parking area access lanes (PAALs) are proposed, clearly indicate on the plan how the one-way PAALS will be controlled, i.e. signage, pavement markings etc. 10. D.S. 2-01.3.9.H.5.a There are numerous areas on the plan where parking vehicles will over hang proposed sidewalks. Provide width dimensions for the sidewalks and if the proposed sidewalk adjacent to the vehicle parking space is less than 6.5 feet provide wheel stops to prevent parking vehicles from overhanging the sidewalk. 11. D.S. 2-01.3.9.H.5.a Provide a vehicle parking space calculation that encompasses the entire site. The calculation should include the number of required and provided. 12. D.S. 2-01.3.9.H.5.d The Class 2 bicycle parking detail shown on sheet 16 does not meet the requirements of D.S. 2-09.5.1.A, show the seventy-two (72) inch length per bicycle parking space on the detail. 13. D.S. 2-01.3.9.R There is an angled "ADA CROSS WALK STRIPING AREA", shown north of the seven (7) handicapped parking spaces located near the center of the project, due to safety issues this striped cross walk needs to run perpendicular to the PAAL. 14. If applicable ensure all changes are made to the grading and landscape plans.
