Please provide a Landscape Plan that demonstrates the revised development plan still meets the landscape requirements found in PAD-4, Development Area 5, i.e. Minimum landscape requirement of 10% of gross site area excluding up to 5' width of landscape areas along public rights-of-way (should be addressed by a table showing percentages of landscape provided before the lot configuration and after the lot configuration); provide special screening or buffering - a 6' high wall and a 5' wide planting strip buffer on south property lines where a 5' wall does not exist.

2. The southern property line has a notation that states 0' Landscape Buffer. Please address and/or remove per direction of the PAD.

SUMMARY: A development plan was submitted for the proposed parking improvements for Western Archeological Conservation Center. Engineering Division of Planning & Development Services Department has received and reviewed the Development Plan. Engineering Division does not recommend approval of the Development Plan until the following comments are addressed.

DEVELOPMENT PLAN COMMENTS:
1) DS Sec.2-05.2.1.K: Relevant case number (D10-0027) shall be provided adjacent to the title block.
2) DS Sec.2-05.2.3.B: All easements shall be drawn and labeled on the plan.
3) DS Sec.2-05.2.3.G: A City of Tucson Rio Nuevo North Closed Landfill exists at the site. Address the following comments:
a) Identify location of landfill remediation on planview. These elements should be indicated in a different line weight than the proposed improvements and labeled "to be removed" or other notation.
b) Provide remediation status update in response letter to assure all Environmental Services requirements are met for this landfill.
4) DS Sec.2-05.2.4.H.3: Show proposed catch basin at northwest portion of project.
5) DS Sec.2-05.2.4.D: For gated entry at west entrance area, indicate maneuverability for turn around scenario. Explain in response letter how this gated entry system works.
6) DS Sec.2-05.3.2.D: A grading permit will be required for this project.
7) Tucson Code Chap.26 Art.2: The Stormwater Pollution Prevention Plan (SWPPP) will be required as this is a phase or part of the QIP project. Either provide information that includes QIP SWPP or provide separate SWPPP.
