Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location on the Development Plan where the revisions were made: Drainage Report: The drainage statement is acceptable for the proposed improvements. Development Plan: The submitted plan does not meet the requirements of Development Standard 2-05.0. Revise the Development Plan to meet all applicable standards among which but not limited to the followings: 1. Provide a small project location map that meets the requirements of D.S. 2-05.2.1.D. 2. Assign a number to the second drainage note. 3. Complete the D (yr)-______ subdivision case number as required by D.S. 2-05.2.2.B.2. 4. Provide basis of bearing and the tie to the basis of bearing (D.S. 2-05.2.3.A.). 5. Verify that there are no existing easements on site. Provide a recent title report if needed (D.S. 2-05.2.3.B.). 6. Provide the following information regarding existing public right-of-way adjacent to or within the site shall be provided: the name, public street call out, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks (D.S. 2-05.2.3.C.). 7. Provide the basis of elevation based on City of Tucson Datum (indicate City of Tucson field book number and page) as required by (D.S. 2-05.2.3.E.). 8. If applicable, show all existing storm drainage facilities adjacent to the site, including the existing detention basins inlets and outlets (D.S. 2-05.2.3.F.). It is recommended to provide proper maintenance to both existing basins including weeds removal and restoration of the inlets and outlets. 9. Provide the 100-year water surface elevation in the channel adjacent to the site (D.S. 2-05.2.3.I.). 10. Show all proposed easements, if applicable, as required by (D.S. 2-05.2.4.G.). 11. Show sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section (D.S. 2-05.2.4.R.). 12. Show all proposed drainage structures including sidewalk scuppers, roof drains and roof drainage arrows, etc. as required by (D.S. 2-05.2.4.H.3). 13. Provide the detention basins side slopes. Additionally provide the basins dimensions. 14. According to D.S. 2-05.2.4.H.3. and D.S. 3-01.4.4.F. 10-year flow has to be completely conveyed under sidewalks when the runoff crosses any sidewalk/walkway. Additionally, show the roof drainage proposed sidewalk scuppers where applicable. Please be advised that the 10-year flow requirement does not apply to roof drainage. Roof drainage has to be discharged in its entirety to avoid prolonged ponding on the roof that might cause the roof to collapse. Show the roof drainage direction and revise the Development Plan accordingly. 15. All proposed work in the public right of way will require a right of way excavation permit or a Private Improvement Agreement. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 09/29/2010. 2. This development plan must meet the requirements of DS 2-05. Review this section of the development standards and comply. 3. DS 2-05.2.1.D A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. 1. Show the subject property approximately centered within the one (1) square mile area. 2. Identify conditions within the square mile area, such as major streets and watercourses. 3. Section, township, and range; section corners; north arrow; and the scale will be labeled. The wrong township range and section are indicated on the submitted plan. 4. DS 2-05.2.2.A.1 List the names, addresses, and telephone numbers of the developer of this project. 5. DS 2-05.2.2.B.2 This project has been assigned case number D10-0025. List this case number near the lower right corner of all sheets. Provide the case numbers of the previously approved development plans (C12-87-28A and C12-87-28B) and the annexation case number (C9-73-40) near the lower right corner of all sheets. 6. DS 2-05.2.2.3 List the proposed use of the property as follows: "Heavy Equipment Sales "35", subject to: Sec. 3.5.9.3" 7. DS 2-05.2.2.B.6 List as a note the board of adjustment case number, date of approval, what the BOA was for, and any conditions of the variance. Place the case number C10-69-36 near the lower right corner of all sheets. A copy of the BOA can be obtained from me here at PDSD. 8. DS 2-05.2.2.B.2 List the conditions of approval of the rezoning case number C9-10-01 on the plan. Provide as a separate document clearly stating how the conditions of rezoning have been met. Remove the "summary of findings" from the plan, listed in note #2. 9. DS 2-05.2.2.B.10 Add a note stating that this project is designed to meet the overlay zone criteria for: Sec 2.8.5, Airport Environs Zone. 10. DS 2-05.2.3.B All easements shall be drawn on the plan. The recordation information, location, width and purpose of all easements on the site will be stated. 11. DS 2-05.2.4.I Provide dimensions from the new structure to the property lines. Provide the bearings and distances for all property lines. Remove from the plans all future buildings, loading zones, construction that never occurred, etc. as well as from the parking calculations. 12. DS 2-05.2.4.O Provide as a note the number of required and provided loading zones. Clearly indicate the size of the existing and proposed loading zones. 13. DS 2-05.2.4.P In the parking calculations clearly indicate the ratio of 1:500 has been approved per a letter from W. Tellez dated 10/11/95. Provide a dimensioned detail for a standard parking space. New parking spaces are being provided. 14. DS 2-05.2.4.Q Provide on the plan the number of required and provided class one and class two bicycle parking spaces. Clearly indicate the location of both classes of bicycle parking spaces. 15. DS 2-05.2.4.R Provide the location of sight visibility triangles. 16. Remove from sheet G-1 the tables indicated as governing regulations and general building summary. These have nothing to do with a development plan. Remove the code check section of sheet G-1 and provide information as required per DS 2-05 and the LUC. 17. Provide the maximum allowed and proposed Floor Area Ratio (FAR) for this project. 18.
