SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the revised Development Plan Package. Engineering Division does not recommend approval of the Development Plan Package at this time. The following items need to be addressed prior to Development Plan approval:


DEVELOPMENT PLAN:

1) DS Sec.2-01.3.9.R: Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap accessibility comments that may be associated with this project. Specifically the crosswalk area that is proposed from the building to the sidewalk along the west property line. The location of the pedestrian cross walk can not cross behind parking spaces.

2) DS Sec.2-01.3.9.R: Revise the development plan documents to clearly label and dimension the required 3-foot wide gate for the proposed sidewalk connection at the northwest corner of the site where the Security Fencing crosses the sidewalk location at the property line.

3) DS Sec.2-01.3.9.T: Revise the development plan documents to clearly label and dimension the required clear approach for both proposed refuse container and enclosure location. Per 6-01.4.1.C each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle.


GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comments provided above prior to CDRC approval.

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is May 13, 2011

2. This development package was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

3. This comment was not addressed provide a copy of the recorded Covenant Regarding Development and Use of Real Property. The Covenant Regarding Development and Use of Real Property must be recorded prior to approval of the development package. As this project comprises two (2) parcels a lot combination is required. Provide a copy of the approved Pima County Combination Request Form and a copy of the recorded Covenant Regarding Development and Use of Real Property with the next submittal.

4. D.S. 2-01.3.9.S The proposed pedestrian circulation, stripped crossing, shown in the northwest parking area, needs to run perpendicular to PAAL and not angled behind vehicle parking spaces.

5. D.S. 2-01.3.9.T It does not appear that adequate vehicle maneuverability has been provided to the refuse collection area.
