3. Maintain slopes compliant with sevtion 403.3 for all accessible routes. If slopes are greater than 5% please comply with Section 405 ramps and provide all required handrails.

The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:
Obtain a letter from the PCRWRD’s Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

Sheet 1: Revise General Note #3 to read as follows:

THE ON-SITE SANITARY SEWERS, EXCEPT PUBLIC SEWERS WITHIN PUBLIC SEWER EASEMENTS OR RIGHTS-OF-WAY, WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.


Sheet 1: Show in the Legend a symbol for the existing sewer.
Sheet 3: Show the point and method of connection to the existing public sewer for the proposed building on Lot 14.
This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second(2nd ) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

This comment letter has been reviewed and accepted for substantial conformance to Pima

The position of the solid waste container dose not provides the necessary space to allow for the required turning radius needed by the solid waste collection truck. The development plan will need to demonstrate that adequate space for the vehicles turning radius can be provided. This will be necessary for both refuse and a recycle container.
Also a recycle container or a means for the collection of recyclable waste must conveyed and demonstrated.

Drainage Statement:

Drainage Statement is acceptable for development plan purposes and it is hereby approved. Additional drainage related information may be required with the grading plan.

Development Plan:

1. Include the name of the subdivision in the brief legal description in the title block (D.S. 2-05.2.1.G.2.
2. Complete the D (yr)-______ subdivision case number as required by D.S. 2-05.2.2.B.2.
3. Show Camino De Café right of way width as required by D.S. 2-05.2.3.C.
4. It appears that Detail #6 has been numbered incorrectly on Sheet 2 of 3.
5. Keynote #6, on Sheet 3 of 3, does not appear to be located on the plan. Revise.
6. Show sight visibility triangles as required by D.S. 2-05.2.4.R.
7. Provide water harvesting areas and demonstrate how the drainage will be conveyed from the building roof and paved areas to the proposed water harvesting areas to maximize water harvesting (D.S. 2-05.2.4.H.2).
8. All proposed work in the public right of way will require a right of way excavation permit or a Private Improvement Agreement. Contact Thad Harvison of Transportation Department Permit and Codes at 791-5100 for additional information.
9. Additional information and details might be required with the Grading Plan and the PIA plans

Landscape Plan:

1. Ensure that the proposed landscaping will not conflict with the sight visibility triangles (SVT's) during installation and after the plants have grown and matured. This is a safety issue and can create a liability issue to the property owner (D.S. 3-01.5.1.1.).

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 05/13/11.

2. DS 2-05.2.1.B All mapped data on the development plan shall be drawn at an engineering scale having no more than forty (40) feet to the inch. As submitted scale is 1:50. Revise.

3. DS 2-05.2.1.K Provide near the lower right corner next to the title block the subdivision case number S99-049 and the annexation case number C9-84-84.

4. DS 2-05.2.2.B.2 this project has been assigned case # D10-0014, add this case number in the lower right corner next to the title block of all sheets.

5. DS 2-05.2.3.B Clearly indicate all easements with recording book and page on sheet 2 of 3.

6. DS 2-05.2.4.A This project contains 8 lots. A tax parcel lot combination will be required to be completed and approved. A covenant regarding development and use of real property will also be required to be completed and recorded. Provide a copy of both documents for review and place the recording docket and page information for the covenant on the development plan.

7. DS 2-05.2.4.B Place the existing zoning classifications adjacent to the project on the development plan.

8. DS 2-05.2.4.D.3 Clearly indicate the width of the PAAL at the entrance to the project. It appears this project will be surrounded by a fence. Clearly indicate the location of the gates at the entrance to the project (indicate direction of swing) and add a note that the gates will remain open during business hours.

Provide location of all curbing or barriers to prevent vehicles from driving onto unimproved portions of the site. Including gravel storage area, landscape areas, etc.

All vehicle use areas must be surfaced in materials which meet LUC Sec. 3.3.7.3. If the indicated gravel area is storage and only to be used by forklifts then gravel can be used as a surfacing material. If not, indicate areas that will be surfaced according to LUC requirements.

Clearly indicate the use of the graveled area. Indicate how this area, if outdoor storage, meets the requirements of LUC Sec. 3.5.5.1.H for screening, not being allowed in the street perimeter setback, etc.

9. Cross reference the area indicated on sheet 3 of 3 to sheet 2 of 2.

10. DS 2-05.2.4.I Clearly indicate the setbacks from all property lines for the proposed building.

11. DS 2-05.2.4.K The indicated pedestrian circulation path must be physically separated from all vehicle use areas except where crossing a PAAL. Clearly indicate the location and width of all sidewalks.

12. DS 2-05.2.4.N Provide on the development plan the dimensions of the proposed building's foot print and indicate the proposed building height on the footprint.

13. DS 2-05.2.4.R Provide the location of all sight visibility triangles. See engineering comments.

14. DS 2-05.2.4.V Please indicate the location and type of postal service to assure there are no conflicts with other requirements. If mail is to be delivered to an area within a building please state so on the plan.

15. DS 2-05.2.4.W Indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also indicate if there are existing billboards on site. Billboards will be required to meet all LUC requirements as stated in LUC Sec. 3.5.4.26. If none exists please state so.
