Resubmittal Required: Traffic Engineering does not recommend approval of the Development Plan; therefore a revised Development Plan is required for re-submittal. The following items must be revised or added to the development plan. Include a response letter with the next submittal that states how all comments have been addressed.

1. The proposed median does not provide standard queue lengths for the left turn lane in either the northbound or southbound directions. Modification to the main entrance may need to be considered to obtain minimum queue lengths. Per the city's Pavement Marking Manual a minimum 100' taper and 110' queue lengths for the left turn lanes are required.
2. The modification of the existing main driveway will include striping to provide a right turn lane and left tun lane out of the Fry's shopping complex. A meeting can be scheduled to clarify the pavement marking layout.

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development package. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is February 10, 2011

2. D.S. 2-01.3.9.H.5.a Based on the provided vehicle parking calculation, per LUC Section 3.3.5.6.A.1 Where the gross floor area of a shopping center is fifty thousand (50,000) square feet or more, the parking requirements are as follows. Motor Vehicle Spaces. One (1) space for each two hundred (200) square feet of GFA. 317,267 Sq. Ft. / 200 = 1,586 vehicle parking spaces required, 1,518 vehicle parking spaces provided. A Board of Adjustment for Variance is required for a reduction of 68 vehicle parking spaces. If the Board of Adjustment is approved on the plan provide the Board of Adjustment number, date of approval, what was approved and any conditions of approval.

3. D.S. 2-01.3.9.R As a landscape area has been added along the striped area located north of the fuel canopy the pedestrian circulation/accessible route in this area is required to be a sidewalk, meeting the requires of D.S. 2-08.4.1 and 5.a.C. Recommend that the landscape buffer be expanded to include a sidewalk separated from the vehicle use area by a curb. This sidewalk can be flush with the pavement.

4. If applicable ensure all changes are made to the grading and landscape plans.

It may be flush with raised concrete curbs or raised as desired . If raised, please provide all required sidewalk/curb ramps. Insure that all required detectable warnings are in place regardless of elevation.
